Job Summary: The Maintenance Technician performs general building maintenance tasks.
Job Description: Utilizing ticketing system, completes general maintenance service requests including but not limited to: changing locks, changing ceiling tiles, troubleshoot HVAC issues, plumbing issues/minor leaks, unclogging toilets, replacing lights and light bulbs, replacing emergency signs and fixtures, minor electrical repairs/troubleshooting, and install, repair, adjust doors/hardware/mechanisms.
Other Job Duties:
- Investigate roof leaks in all type of roofs including single ply rubber roofs and built up roofs, make minor patches or repairs when needed.
- Set up, take down and climb extension ladders.
- Caulks doors and windows.
- Interior and exterior touch up painting.
- Ground maintenance, cleaning, lot cleaning.
- Hangs drywall, finishes drywall, patches holes.
- Operates lifts, power and hand tools.
- Installs and repairs dock bumpers, picnic tables, trash cans.
- Implement safe practices to adhere to company’s safety initiatives.
- Ability to interact with tenants, vendors and contractors in a professional manner.
- Deliver superior customer service for tenant satisfaction.
- Monitor emails and text messages closely, responding promptly.
- Respond to after hours or holiday emergencies as needed.
- Utilize technology, such as ipad, cell phone, computer to complete work ticketing and communications.
Job Qualifications:
- High school diploma
- Valid Maryland Driver’s License
- Good driving record
- 5 years of related experience preferred
- HVAC certification preferred
- Regular attendance onsite is an essential function of the job.
