POSITION SUMMARY
SRV Residential is seeking a detail oriented, organized and experienced Multi-Site Maintenance Supervisor for three small apartment communities totalling 150 units in Charlotte, NC. (Nevin Place, The Grove and Rosecroft).
The Maintenance Supervisor is responsible for overseeing all aspects of facilities management, preventative maintenance, safety, and the physical condition of assigned multifamily properties managed by SRV Residential. This role is essential to asset preservation, resident satisfaction, regulatory compliance, and operational efficiency.
The Maintenance Supervisor leads maintenance staff, manages vendors, and ensures all work is completed to SRV Residential standards with a strong emphasis on curb appeal, cleanliness, attention to detail, and prompt completion of service requests and apartment turns. This position requires advanced technical expertise, strong leadership, financial awareness, and a deep understanding of Fair Housing laws, OSHA standards, and local, state, and federal regulations.
KEY RESPONSIBILITIES
· Facilities Management & Asset Preservation
· Oversee daily maintenance operations ensuring properties are safe, clean, and well- maintained
· Preserve physical assets through proactive maintenance planning and quality workmanship
· Conduct regular inspections of buildings, grounds, and systems
· Maintain high standards for curb appeal and cleanliness in amenities and common areas
Preventative Maintenance
· Develop and implement preventative maintenance programs for HVAC, plumbing, electrical, appliances, roofing, and life safety systems
· Ensure preventative schedules are followed and documented quarterly
· Timely completion of service requests & apartment turns
· Ensure prompt completion of service requests
· Oversee apartment turns to ensure move-in readiness and quality standards
Safety, OSHA & Risk Management
· Enforce OSHA regulations and safety procedures
· Conduct safety meetings and inspections
· Ensure fire/life safety compliance
Vendor & Financial Management
· Manage vendors and contractors
· Obtain bids and monitor performance
· Assist with budgeting and expense control
Fair Housing & Compliance
· Ensure consistent, non-discriminatory maintenance practices
· Understand reasonable accommodation and ADA requirements
Team Leadership
· Supervise and train maintenance staff
· Promote accountability and professionalism
QUALIFICATIONS AND CERTIFICATIONS
· 3–5 years of multifamily maintenance experience with supervisory experience required
· EPA Universal/HVAC Certification (required)
· Valid Driver's License and Reliable Transportation (required)
· OSHA 10 Certification (preferred)
· Demonstrated experience in HVAC, plumbing, electrical, carpentry, appliance repair
· Strong preventative maintenance and facilities management knowledge
· Understanding of OSHA, Fair Housing, and ADA requirements
· Financial acumen for budgeting and expense control
PHYSICAL & WORK REQUIREMENTS
· Ability to lift equipment and inspect properties
· On-call availability for emergencies
· Ability to work indoors and outdoors in varying conditions

Pay: $29.00 - $32.00 per hour
