Business Development Representative – Commercial Roofing
Location: Schenectady (Albany), NY
Compensation: $65,000–$75,000++ Base + Uncapped Commissions + Company Vehicle + Comprehensive Benefits
Position Summary
We are seeking an experienced Commercial Roofing Business Development Representative to join our growing team. Commercial roofing industry experience is required for this role. The ideal candidate understands the commercial roofing market, has experience developing relationships with building owners, property managers, facility managers, general contractors, and consultants, and can confidently identify opportunities and sell roofing solutions.
Reporting to the Director of Sales, you will be responsible for generating new business, growing existing accounts, and serving as a trusted advisor to clients throughout the sales process. This is a relationship-driven role focused on long-term customer partnerships, exceptional service, and consistent revenue growth.
Key Responsibilities

Develop new commercial roofing business through prospecting, networking, referrals, and relationship building.

Build and maintain relationships with building owners, property managers, facility managers, general contractors, and other key decision-makers.

Promote commercial roofing maintenance, repair, replacement, and service solutions.

Prepare and deliver professional presentations, proposals, and sales recommendations.

Serve as the primary point of contact for assigned accounts while ensuring exceptional customer service.

Negotiate contracts and agreements that maximize customer satisfaction and company profitability.

Partner closely with Service and Production teams to ensure smooth project transitions and successful execution.

Identify opportunities to expand services within existing accounts and increase recurring revenue.

Analyze market trends, customer needs, and competitor activity to develop effective sales strategies.

Attend networking events, industry associations, trade shows, and customer meetings to generate new business opportunities.

Maintain accurate CRM records, sales forecasts, and activity reports.

Collaborate with Marketing on lead generation initiatives, campaigns, and industry events.

Perform additional duties as assigned.
Required Qualifications

Commercial roofing experience is REQUIRED. Candidates without commercial roofing industry experience will not be considered.

Minimum 2-4 years of commercial roofing sales or commercial roofing business development experience.

Strong understanding of commercial roofing systems, services, terminology, and project lifecycle.

Demonstrated success developing new business and growing customer relationships.

Excellent presentation, negotiation, and closing skills.

Proven ability to build trust and establish long-term client partnerships.

Valid driver's license with the ability to travel throughout the assigned territory.

Comfortable visiting active construction jobsites, including climbing ladders when necessary.

Strong organizational, time management, and problem-solving abilities.

Proficient in Microsoft Office (Word, Excel, Outlook) and CRM software.

Excellent verbal and written communication skills.

Ability to interpret contracts, specifications, and customer requirements.
