Position Summary:
The Apartment Maintenance Technician is responsible for maintaining the physical condition, safety, and appearance of the apartment community. This position performs maintenance repairs, preventative maintenance, make-ready activities, and responds to resident service requests in a timely and professional manner. The Maintenance Technician plays a vital role in ensuring resident satisfaction and maintaining the property's value.
General Maintenance
- Perform routine maintenance and repairs in occupied and vacant apartment homes.
- Diagnose and repair plumbing, electrical, HVAC, appliances, carpentry, drywall, flooring, and painting issues.
- Complete work orders accurately and efficiently within company standards.
- Maintain property grounds, amenities, and common areas in a clean and safe condition.
- Identify and report safety hazards immediately.
Apartment Make-Ready Responsibilities
- Prepare vacant units for new residents according to company standards.
- Inspect units and create punch lists for needed repairs.
- Repair drywall, patch holes, touch-up paint, replace fixtures, and complete general maintenance tasks.
- Ensure all appliances are functioning properly.
- Verify units are move-in ready and meet quality standards before resident occupancy.
HVAC Responsibilities
- Troubleshoot and repair heating and air conditioning systems.
- Replace filters and perform preventative maintenance on HVAC equipment.
- Assist with HVAC installations when needed.
- Maintain EPA certification requirements if applicable.
Plumbing Responsibilities
- Repair leaks, faucets, sinks, toilets, disposals, and water heaters.
- Clear drain stoppages and sewer backups as needed.
- Replace plumbing fixtures when necessary.
Electrical Responsibilities
- Replace outlets, switches, breakers, fixtures, and light bulbs.
- Troubleshoot minor electrical issues.
- Follow all safety procedures when performing electrical repairs.
Work Order Management
- Complete assigned work orders daily.
- Enter detailed notes and updates into the property management system (AppFolio).
- Maintain communication with management regarding completed and outstanding work orders.
- Prioritize emergency maintenance requests appropriately.
Preventative Maintenance
- Participate in community preventative maintenance programs.
- Inspect buildings, equipment, and systems regularly.
- Maintain records of completed preventative maintenance activities.
On-Call Responsibilities
- Participate in rotating emergency on-call schedule.
- Respond promptly to after-hours maintenance emergencies.
- Address emergency situations professionally and efficiently.
Customer Service
- Provide excellent customer service to residents and guests.
- Communicate professionally and respectfully at all times.
- Explain repairs and maintenance procedures to residents when necessary.
Required Qualifications
- High school diploma or GED preferred.
- Minimum of 4-8 years of apartment maintenance experience preferred.
- Basic knowledge of HVAC, plumbing, electrical, carpentry, and appliance repair.
- Ability to operate maintenance tools and equipment safely. YOU MUST HAVE YOUR OWN TOOLS!
- Valid driver's license and reliable transportation.
- Ability to pass background screening and drug testing, if required.
Physical Requirements
- Ability to lift up to 75 pounds.
- Ability to stand, walk, bend, kneel, climb ladders, and work in confined spaces.
- Ability to work indoors and outdoors in varying weather conditions.
- Ability to use hand tools, power tools, and maintenance equipment safely.

Pay: $17.00 - $18.00 per hour
