Director of Maintenance - Multifamily Portfolio
Position Summary
The Director of Maintenance is responsible for the physical condition and maintenance performance of a regional multifamily portfolio. This role ensures that communities meet ownership expectations, regulatory obligations, and resident service standards. The director leads regional and site-based maintenance teams, establishes preventive maintenance systems, manages capital projects, and drives consistent, efficient completion of repairs and ongoing property upkeep.
Key Responsibilities
Team Leadership & Development
· Lead, coach, and support regional and on-site maintenance managers and technicians.
· Hire, train, and assess maintenance personnel while reinforcing company procedures and workplace safety requirements.
· Set measurable performance expectations and promote accountability across the portfolio's maintenance operations.
Property Operations & Asset Care
· Create and manage preventive maintenance programs covering HVAC, plumbing, electrical, life-safety equipment, and building exteriors.
· Maintain strong curb appeal, reliable building operations, and consistent property standards across all communities.
· Collaborate with property management teams to address elevated resident service concerns promptly and professionally.
Capital Improvements & Vendor Management
· Coordinate with ownership and asset management in planning and completing capital improvements and unit renovation initiatives.
· Obtain competitive proposals, negotiate agreements, and oversee contractors to achieve quality, safety, and value.
· Track schedules and budgets to keep projects on time and financially aligned.
Regulatory Compliance & Safety
· Confirm that each property meets applicable local, state, and federal building codes, OSHA requirements, and environmental regulations.
· Direct safety programs, inspections, and risk-control practices that protect employees and residents while reducing liability.
· Organize and retain required records for audits, insurance reviews, and regulatory compliance.
Budgeting & Performance Management
· Work with senior leadership to prepare annual operating maintenance and capital expenditure budgets.
· Manage costs and identify savings opportunities without sacrificing service quality or resident satisfaction.
· Measure and report key performance indicators, including work-order efficiency, response times, and resident satisfaction.
Qualifications
· Experience: At least 7 years of multifamily maintenance experience, including a minimum of 3 years in a senior leadership or portfolio-level position.
· Technical Expertise: Comprehensive knowledge of HVAC, plumbing, electrical, mechanical, and building construction systems.
· People Leadership: Demonstrated success leading, developing, and holding teams accountable across multiple properties.
· Project Management: Proven experience overseeing significant capital projects, contractor agreements, and preventive maintenance programs.
· Communication: Strong interpersonal, organizational, and communication skills, with the ability to work effectively with residents, employees, ownership, and vendors.
· Preferred Certifications: CAMT, HVAC/EPA certification, OSHA 30, or comparable maintenance or management credentials.
