Job Summary
Net Leased Management (NLM) is a San Diego–based commercial real estate firm providing specialized administrative management solutions for net leased properties nationwide. We’re redefining how net leased assets are managed—leveraging technology, process innovation, and deep expertise to create efficiency and value for our clients. We’re seeking an experienced commercial real estate professional with strong retail property and lease knowledge to serve as a Property Manager. This is not a traditional property management role—you’ll play a hands-on role in operations process improvement initiatives and client service.
We are seeking a Commercial Real Estate Operations Manager with experience supporting retail, shopping center, mixed-use, office, industrial, or net-leased portfolios. The ideal candidate has a strong background in commercial lease administration, CAM reconciliations, tenant and vendor management, ownership reporting, and process-driven operations.
Candidates whose experience is primarily multifamily apartment management, affordable housing, HOA management, or residential leasing are unlikely to be a fit for this role.
This is not an on-site property management position.
You will manage a national portfolio through technology, process management, service delivery, lease administration, and client communication.

Key Responsibilities
Operations Management
- Help oversee the daily operations of the NLM portfolio, ensuring operational compliance with lease obligations, ownership requirements, and vendor insurance obligations.
- Monitor budget/variance, service delivery, and vendor effectiveness.
- Lead initiatives to innovate operational processes and improve client satisfaction
Service Desk Oversight
- Co-manage service desk along with Director of Operations, ensuring calls, emails, and tickets are handled professionally, efficiently, and accurately.
- Assist with escalation cases and follow-through.
- Provide technical support and guidance to the operations team
Financial & Reporting
- Assist with budget preparation, expense monitoring, and reporting as needed.
- Review and approve vendor invoices and service contracts in coordination with the service desk.
Leadership & Collaboration
- Act as a liaison between clients, tenants, and internal stakeholders.
- Promote a culture of professionalism, responsiveness, and continuous improvement.

Qualifications
- Experience: 7+ years in commercial real estate management, with a strong background in retail property and lease administration (CAMs, caps, controllables).
- Team Focus: Proven track record of working in a team environment, both intra- and inter- departmentally
- Expertise: Solid knowledge of budget oversight and operational best practices in CRE.
- Skills: Exceptional communication, problem-solving, creativity, and organizational abilities; able to balance detail orientation with big-picture thinking.
- Technology: Proficiency with Microsoft Office Suite and familiarity with ERP platforms such as Dynamics 365, AppFolio, Copilot, and ticketing/service desk systems.
- Education: Bachelor's Degree preferred, or equivalent direct industry experience instead of a degree will be considered.
Pay: $85,000.00 - $95,000.00 per year
