Healthcare Construction Project Manager

Position Overview
Toltec Group LLC is seeking an experienced Healthcare Construction Project Manager to join our Construction Management team and support capital projects within an active hospital environment.
The Healthcare Construction Project Manager will serve as an integral member of the hospital's project delivery team, overseeing assigned projects from early planning and design through permitting, construction, activation, and closeout. This position requires a strong understanding of healthcare construction, excellent stakeholder-management skills, and the ability to successfully manage multiple projects within an occupied and operational medical campus.
This is a primarily site-based position, with the Project Manager expected to work at their assigned hospital approximately 4–5 days per week. Start and end times may be adjusted based on project needs, hospital operations, experience, commute, and an agreed-upon work schedule.
Key Responsibilities
- Manage healthcare capital projects from initial planning and programming through design, construction, activation, and closeout.
- Serve as a primary point of coordination between hospital stakeholders, architects, engineers, contractors, consultants, vendors, and regulatory agencies.
- Develop and maintain project scopes, budgets, schedules, procurement plans, and milestone tracking.
- Coordinate user-group meetings and work with clinical, facilities, IT, security, infection prevention, and other hospital departments to define project requirements.
- Manage design development, drawing reviews, constructability reviews, cost estimates, and value-engineering efforts.
- Coordinate permitting and regulatory requirements associated with healthcare construction, including HCAI requirements where applicable.
- Support contractor and consultant procurement, bid evaluations, proposal leveling, recommendations, and contract award.
- Review and manage RFIs, submittals, change orders, payment applications, project forecasts, and contingency utilization.
- Monitor project schedules and proactively identify risks or issues affecting cost, schedule, scope, quality, or hospital operations.
- Coordinate construction phasing, shutdowns, infection-control requirements, temporary conditions, logistics, and work within occupied healthcare environments.
- Conduct regular project meetings, document action items, and provide clear project-status reporting to the client and project leadership.
- Coordinate project turnover, punch-list completion, commissioning, training, occupancy, and closeout documentation.
- Manage multiple concurrent projects in various phases of planning, design, and construction.
Qualifications
- 5–7+ years of healthcare construction and/or project management experience, preferably involving acute-care hospitals.
- Demonstrated experience managing projects through planning, design, construction, and closeout.
- Experience working within active and occupied healthcare environments.
- Working knowledge of healthcare construction requirements, project phasing, infection-control considerations, shutdown coordination, and hospital operations.
- Experience with HCAI/OSHPD-regulated projects strongly preferred.
- Ability to read and interpret architectural, engineering, and construction documents.
- Strong understanding of project budgets, schedules, change management, contracting, and construction administration.
- Strong written and verbal communication skills with the ability to interact effectively with hospital leadership, clinical users, consultants, contractors, and vendors.
- Ability to independently manage multiple projects and competing priorities.
- Proficiency with Microsoft Office and commonly used construction/project-management platforms.
Preferred Qualifications
- Bachelor's degree in Construction Management, Architecture, Engineering, or a related discipline; equivalent industry experience will also be considered.
- CCM, PMP, LEED, or other applicable professional certification.
- Owner-representative or healthcare capital-project management experience.
- Experience with renovations involving imaging, surgery, procedure rooms, laboratories, pharmacy, central utility infrastructure, or other complex hospital departments.
Work Expectations
This role is intended to be closely integrated with the hospital team. The successful candidate will be assigned primarily to a hospital campus in Burbank or Fullerton and should expect to be on-site approximately 4–5 days per week.
Healthcare construction occasionally requires early-morning, evening, or weekend coordination for shutdowns, tie-ins, inspections, or work affecting hospital operations. Toltec supports reasonable flexibility in daily start and end times based on project requirements, individual experience, commute, and the employee's agreed-upon work schedule.
Pay: $140,000.00 - $175,000.00 per year
