This position supports the work of the Y, a leading nonprofit, charitable organization cmmitted to strengthening community through youth development, healthy living and social responsibility. The Property Manger at Meadville YMCA intentionally fosters a cause-centered culture that is welcoming, genuine, hopeful, nurturing, and determined while also overseeing the maintenance and improvement of YMCA facilities and vehicles
ESSENTIAL FUNCTIONS:
- Provides overall coordination of facility and vehicle maintenance, including planning and developing preventative maintenance.
- Supervision of Custodial and Maintenance staff.
- Ensures that assigned vehicles and other equipment are maintained and operated in accordance with the policies and procedures of the YMCA.
- Anticipates risk, implications, and possible outcomes before taking action.
- Completes repair work and projects in a timely manner. Oversees all contractors that work in the facility and grounds. May request and review bids and recommend selection of contractors.
- Always ensures building cleanliness and safety for members, this will require hands on work, including but not limited to vacuuming, mopping, cleaning of restrooms, replacing toilet paper and paper towels, etc.
- Works with outside agencies such as fire, health, building depts., etc. to ensure compliance with all local, state and federal regulations related to facilities and grounds.
- Prepares budgets and interprets balance sheets, income statements, cash flow statements, and forecasts to support the preventative and annual maintenance plans and monitor expenditures.
- Identifies and mitigates significant business, financial, and operating risks and advises management on maintenance issues and projects as requested.
- Recruits, hires, trains, develops, schedules and directs assigned staff and volunteers. Reviews and evaluates performance. Develops strategies to motivate staff and achieve goals. Models relationship-building skills in all interactions.
- Updates facility plans periodically. May develop annual plan of capital projects, consistent with the YMCA’s strategic plan and community needs.
- Ensure a safe working environment for the maintenance staff. Provide training, evaluate work habits and follow proper guidelines for accident prevention.
- Maintains facility, equipment and vehicle log books.
- Develops budgets supporting the preventative and annual maintenance plans and monitors expenditures against budget.
- Advises management on maintenance issues and projects as requested.
- Provide direction & support for the proper functioning of the Association’s Property & Risk Mgmt Committee. Assist in the development of safety standards & emergency procedures.
- Updates facility plans periodically. Develop annual plan of capital projects, consistent with the YMCA’s strategic plan and community needs.
- Will have a semi-annual evaluation.
- Supports the YMCA annual campaign.
- Completion of Praesidium child protection training is required annually to ensure adherence to YMCA safety standards and best practices for youth protection.
- Will complete in house trainings within 6 months of hire. Will complete Team Leader Certification within 3 years of hire. Will continue with YUSA training requirements throughout career.
- Will acquire CPR/First Aid within 90 days of hire.
- Other responsibilities assigned by supervisor.
QUALIFICATIONS (required):
- Bachelor’s degree in facility management or a related field or 2-3 years equivalent experience.
- YMCA Team Leader certification preferred.
- Three or more years of experience in facility management or closely related field.
- CPR, First Aid and AED certifications required within 30 days of hire.
- Working knowledge of mechanical, electrical and plumbing systems, carpentry, and other maintenance-related areas.
- Skills in supervision, budget management
- “POOL” and boiler certifications required within 120 days of employment.
- Ability and current license to drive with record that meets YMCA standards.
- Familiarity with personal computers helpful.
- Ability to respond to safety and emergency situations.
