Job Description
Elevated Asset Management is seeking a Lead Maintenance Technician in Houston Texas. Candidate must be motivated, honest, friendly, and hard-working.
The Lead Maintenance Technician is responsible for maintaining the physical integrity and curb appeal for the community at all times. This involves insuring a clean, neat, and well maintained living environment for residents, visitors, and staff. It is the lead maintenance technician's duty to anticipate, identify, and correct any all problems involving the property and to implement procedures that will prevent such problems.

Resident Service
- Performs maintenance tasks personally and delegates workload to assistants. Oversees and inspects work performed by assistants.
- Organizes, oversees, and implements make-ready schedule for three communities.
- Manages system for handling resident service requests. Completes work orders within 24 hours, when possible.
- Schedules maintenance personnel in conjunction with manager so that maintenance is available for emergency purposes, 24 hours a day, seven days a week.
Preventative Maintenance
- Keeps SDS (Safety Data Sheets) current and readily accessible. Maintains thorough knowledge of pertinent laws and EPA and OSHA regulations governing proper storage of hazardous materials.
- Must be aware of condition of the physical property throughout the community and immediately correct hazardous conditions
- Maintains accurate records regarding preventative maintenance and service requests. Associate expenditures, apartment make-ready status, work-in-progress, etc.
- Performs minor and routine maintenance on all appropriate equipment and maintains and inventory control log of all site owned maintenance equipment
- Must have a "safety first" attitude and be able to instruct staff on proper use and guidelines for wearing PPE appropriate for the job at hand
General
Diagnose and perform on a daily basis minor and routine maintenance/repair involving:
- Electrical and plumbing
- A/C and heating systems
- Appliances
- Water irrigation systems
- Stairs, gates, fences, patios, railings
- Tile, carpet, flooring
- Roofing, gutters, fasteners
- Interior/exterior Lights
- Fireplaces
- Ceiling Fans
- Gas Fixtures and Appliances (where applicable)
- Shutters, doors, cabinets, windows, sliding glass doors
- Boiler, gas and electric
- Door locks, P.O. boxes and locks
- Controlled access systems (where applicable
- Ceiling leaks
- Walls
- Pool areas, tile, hot tubs and common area furniture
In addition the Lead Maintenance Technician:
- Ensures that all make-ready repairs and services are completed correctly and on schedule
- Repairs all major repairs and requisitions to manager prior to any expenditure of funds
- Maintains adequate inventory of spare parts and maintenance materials to handle most common repairs and situations
- Identifies all utility meter cut-offs, apartment and fixture cut-offs, sewer clean-outs and prepares maps indicating same
- Ensures that storage areas remain locked when not in use
- Performs any additional duties assigned by manager or property supervisor
Requirements
Experience
This position requires at least 5 years of experience in property maintenance or equivalent field
Work hours
40 hours per week. Weekends as circumstances warrant; on-call on a rotating basis for emergencies
Equipment/Machinery/Tools:
Hand Tools: Various wrenches, hammers, grips, saws, sledgehammers, snips, posthole diggers, etc.
Power Tools : Wrenches, grinders, sanders, drills, saws, etc.
User-moved aids: Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step ladders, full ladders, double ladders
Mechanical equipment: Motors, pumps, compressors, blowers, electric and hand powered augers etc.
Measuring devices: Calipers, voltmeters, ohmmeters, testing meters, PH tests, gauges etc.
Physical Requirements
- Constant need to be on feet
- Constant need to bend/stoop/squat/kneel, climb stairs, push or pull, reach above shoulder, climb ladders, grasp/grip/turning, finger dexterity
- Constant need for writing inventory maintenance, requisition requests, required maintenance reports
- Lift up to 50 lbs. Weighted lifted above 50 lbs should be performed with assistance from one or more persons
- Constant need to document and complete forms, review manuals and operating instructions, read cautionary labels, respond to written instruction from staff and residents. Constant need to see small detail when performing routine maintenance duties
- Frequent need to see things clearly beyond arm's reach
- Constant need to listen/hear and communicate with assistance, office staff, vendors and residents.
Working Environment
Frequently indoors and frequently outdoors
Occasional exposure to paint fumes, solvents, adhesives

Must have valid driver's license and automobile insurance coverage.
Must have reliable personal transportation
Must have Universal EPA certification
Must have Certified Pool Operator certification (CPO)
