Position Summary
We are seeking an experienced and hands-on Maintenance Supervisor to oversee the maintenance operations, physical assets, and overall upkeep of our apartment community. This position is responsible for ensuring the property is maintained to the highest standards of safety, appearance, functionality, and resident satisfaction. The Maintenance Supervisor will lead the maintenance team, coordinate repairs and capital improvement projects, manage inventory and budgets, and ensure compliance with all company policies and regulatory requirements.
Key Responsibilities
- Supervise and lead all maintenance team members, providing training, coaching, performance management, and daily work assignments.
- Oversee the maintenance, repair, and preservation of a property with 2 buildings, grounds, equipment, and physical assets.
- Ensure timely completion of service requests, work orders, emergency repairs, and apartment make-ready activities.
- Develop and implement preventive maintenance programs to maximize equipment performance and extend asset life.
- Inspect property conditions regularly and identify maintenance, safety, and capital improvement needs.
- Coordinate and oversee construction, rehabilitation, and capital improvement projects, ensuring quality workmanship and timely completion.
- Review maintenance project proposals and provide recommendations regarding scope, cost, and operational impact.
- Monitor equipment performance and implement strategies to improve efficiency and reduce operating costs.
- Ensure compliance with all federal, state, local, and company safety regulations and standards.
- Conduct regular safety inspections, maintain safety records, and ensure all maintenance staff complete required training.
- Manage maintenance inventory, supplies, tools, and equipment; maintain accurate monthly inventory records and control expenses.
- Obtain bids, coordinate vendors and contractors, and monitor work quality and contract compliance.
- Participate in budget preparation and monitor maintenance expenditures to ensure cost-effective operations.
- Maintain accurate maintenance records, inspections, preventive maintenance schedules, and regulatory documentation.
- Respond to after-hours emergencies as required.
- Foster a positive customer service culture by ensuring maintenance requests are handled professionally and efficiently.
Qualifications
- Previous experience in apartment maintenance, facilities maintenance, or property management maintenance required.
- Prior supervisory or leadership experience preferred.
- Ability to diagnose problems, prioritize workloads, and manage multiple projects simultaneously.
- Knowledge of OSHA regulations and safe work practices.
- Strong communication, organizational, and leadership skills.
- Valid driver's license and reliable transportation may be required
