LMS is seeking an experienced Service Manager to lead maintenance operations at Preston Grove, our premier Build-to-Rent (BTR) community in Savannah, GA. This is an exciting opportunity to oversee all aspects of property maintenance, lead a dedicated service team, and ensure our homes and amenities are maintained to the highest standards. Working closely with the property management and leasing teams, you'll play a key role in delivering outstanding service and creating a community our residents are proud to call home.

What You'll Do
As the Service Manager, you'll oversee all maintenance operations while partnering closely with the Community Manager, construction team, and vendors during the community's final construction and lease-up.
Responsibilities include:
- Lead all day-to-day maintenance operations for the community.
- Coordinate punch lists, unit turns, and readiness for new resident move-ins.
- Partner with construction teams to identify, document, and resolve warranty items.
- Establish preventative maintenance programs and operational procedures for the new community.
- Ensure homes, amenities, and common areas meet LMS quality standards.
- Diagnose and complete maintenance repairs in a timely and professional manner.
- Supervise vendors and contractors to ensure quality workmanship and timely completion.
- Maintain maintenance inventory, equipment, and shop organization.
- Order parts and supplies while managing maintenance expenses within budget.
- Coordinate daily maintenance priorities with the Community Manager.
- Conduct property inspections and proactively identify maintenance concerns.
- Complete or oversee preventative maintenance according to company standards.
- Ensure all required inspections, permits, and compliance documentation remain current, including fire, pool, backflow, and other applicable systems.
- Respond to emergency maintenance requests and participate in an on-call rotation as required.
- Maintain accurate maintenance records and work orders.
- Promote outstanding customer service by building positive relationships with residents and team members.
- Perform all work safely while following OSHA regulations and LMS safety standards.
Qualifications
- Previous Service Manager or Lead Maintenance experience in multifamily, Build-to-Rent, or residential property management preferred.
- Experience supporting new construction, lease-up, or renovation projects is highly desirable.
- EPA Certification required.
- CPO Certification required (or ability to obtain within company guidelines if applicable).
- Strong troubleshooting skills across HVAC, plumbing, electrical, appliance repair, drywall, painting, and general maintenance.
- Experience managing vendors and contractors.
- Strong organizational and communication skills.
- Ability to work independently while leading maintenance operations.
Physical Requirements
- Valid driver's license and insurable driving record.
- Reliable vehicle to transport tools and equipment.
- Proof of liability insurance.
- Ability to lift up to 100 pounds.
- Ability to walk, stand, kneel, bend, climb stairs and ladders, reach overhead, and perform physical maintenance tasks throughout the day.
- Ability to work indoors and outdoors in varying weather conditions.
