Property Manager Needed!

We are a leading real estate company operating 280 properties in nearly 40 states specializing in mobile home park and RV resort acquisition, leasing, and management.
Position Summary
The Property Manager is responsible for overseeing the daily operations of a manufactured housing community, combining hands-on property management, resident relations, and general maintenance responsibilities. This role serves as the primary point of contact for resident relations, leasing activities, rent collection, community appearance, and administrative operations, while also helping maintain the grounds, buildings, equipment, and overall physical condition of the property. The Property Manager works closely with Regional Managers to ensure the property is professionally maintained, financially organized, and operating in compliance with company policies, Fair Housing regulations, and applicable laws. The ideal candidate is organized, customer-focused, detail-oriented, and hands-on — comfortable managing both office responsibilities and physical property upkeep in a fast-paced environment.
Essential Duties and Responsibilities
Responsibilities include, but are not limited to:
Community & Office Operations
- Answering and directing phone calls in a professional and courteous manner
- Processing prospective resident inquiries, applications, and follow-up communications
- Executing rental agreements and lease signings with accuracy and compliance
- Utilizing Rent Manager software for daily property management operations
- Collecting, processing, and depositing rent payments using check scanning technology
- Coordinating resident move-ins and move-outs, including related documentation and inspections
- Performing basic accounting functions, balancing reports, and maintaining accurate financial records
- Providing excellent customer service and support to residents within the community
- Communicating and collaborating with Regional Managers to ensure effective community operations
- Maintaining knowledge of and compliance with Fair Housing regulations and employment laws
- Proficiently using Microsoft Windows, Microsoft Word, Microsoft Excel, property management software, email systems, scanners, fax machines, and other standard office equipment and technology
Maintenance & Grounds
- Groundskeeping and general property upkeep
- Landscaping, weed abatement, and irrigation support
- Digging, lifting, hauling, and other physical outdoor labor
- Janitorial and trash removal duties
- Basic plumbing repairs and troubleshooting
- Basic electrical repairs and maintenance
- General maintenance and repair tasks
- Use of hand tools and basic power tools in a safe and effective manner
- Assisting with vendor coordination and onsite access as needed
- Responding to miscellaneous maintenance needs throughout the property
- Ensuring the community is clean, safe, well-maintained, and professionally groomed at all times
- Managing and monitoring employee safety compliance and workplace standards
- Following company safety practices, policies, and procedures at all times
Qualifications
- At least 2 years of property management and/or maintenance experience — preferably in Mobile Home or RV Parks
- Working knowledge of basic plumbing, electrical, landscaping, and general repair work
- Basic office computer platform and software knowledge
- Ability to safely and effectively use hand tools and basic power tools
- Sales and construction knowledge is a plus
- Ability to follow instructions, prioritize tasks, and complete work independently
- Ability to work outdoors in varying weather conditions
- Strong attention to detail and commitment to safe work practices
- Professional and respectful communication with residents, coworkers, and vendors
- Must have reliable, registered transportation
- Must possess a valid driver's license
- Must be able to pass a background check and drug screening, consistent with applicable law
Physical Requirements
- Ability to lift up to 50 pounds, and to push, pull, and carry loads as needed
- Ability to stand, walk, bend, stoop, kneel, and squat for extended periods
- Ability to perform repetitive physical tasks throughout the workday
- Ability to work in a primarily outdoor environment
- Ability to effectively communicate with residents, community, and operations
