Maintenance Director
Summary:
The Maintenance Director is responsible for overseeing and managing all aspects of facility maintenance, repair, and safety in a nursing home environment. This role ensures that the building, grounds, equipment, and systems are maintained in a safe and operational condition, in compliance with all applicable regulations and standards. The Maintenance Director leads the maintenance team and collaborates with other departments to provide a secure, clean, and comfortable environment for residents, staff, and visitors.

Essential Duties & Responsibilities:
- Plan, coordinate, and oversee daily maintenance operations, including preventive maintenance and emergency repairs.
- Supervise maintenance staff, including hiring, training, scheduling, and performance evaluations.
- Develop and implement a preventive maintenance program for facility systems (HVAC, plumbing, electrical, etc.).
- Ensure the facility is in compliance with local, state, and federal safety and building codes, as well as nursing home regulations.
- Maintain proper documentation for all inspections, repairs, and maintenance activities.
- Manage relationships with outside contractors and vendors; oversee work and ensure adherence to facility standards.
- Participate in budget planning and monitor maintenance expenses to stay within financial guidelines.
- Coordinate and prepare for inspections by regulatory agencies (e.g., fire marshal, health department).
- Ensure the safety and security of residents, staff, and visitors through regular facility inspections and prompt response to hazards.
- Oversee groundskeeping and seasonal tasks, such as snow removal and landscaping.
- Respond to emergency maintenance situations during or outside of regular business hours.
- Ensure equipment, tools, and supply inventories are adequately stocked and maintained.
- Collaborate with nursing, housekeeping, and other departments to meet operational and resident care needs.
Job Requirements:
- High school diploma or GED required; trade school or technical training preferred.
- Minimum of 3–5 years of maintenance experience, with at least 2 years in a leadership role.
- Previous experience in a healthcare, nursing home, or senior living facility strongly preferred.
- Strong knowledge of building systems including HVAC, plumbing, electrical, and mechanical.
- Working knowledge of OSHA regulations and life safety codes in a healthcare setting.
- Proven ability to manage and motivate a team.
- Strong organizational and communication skills.
- Computer literacy for recordkeeping and reporting.
Physical and Sensory Requirements:
- Moderate physical activity:
- Repetitive standing and/or walking for more than four (4) hours per day.
- Repetitive bending and/or stooping for more than one (1) hour at a time.
- Ability to lift up to 50 lbs and perform physical tasks such as climbing ladders, walking, and standing for long periods.
- Must be available for on-call emergencies and occasional evening/weekend work.
