Job Summary:
The Building Liaison – Porter position reports to the Property Manager assigned to the building. Their primary responsibility is being the face of Menashe Properties when interacting with building tenants and their clients. This position manages general maintenance requests, checking in vendors, answering, and directing calls, greeting visitors, general inside common area cleaning and outside cleaning including notifying Clean and Safe when appropriate.
Essential Functions:
- Present oneself in a clean, well-groomed, and professional manner.
- Greet all tenants and their clients, visitors, and vendors in a professional manner.
- Monitor all work orders for the building and/or enter tenant requests promptly into COVE (work order system) and either complete as able or assign to a Building Engineer.
- Monitor and document status of projects/repairs.
- Monitor and prioritize emails - responding accordingly.
- Provide vendor access to spaces/areas on the property as needed.
- Recognize danger and safety hazards and immediately notify the property manager or a building engineer for resolution.
- Performs other related duties when instructed by the property manager.
Indoor Duties:
- Walk every floor of the building in the morning, before office hours begin, to check for and clean/sanitize any areas of transient activity.
- Check on vacant suites on weekly basis – report any issues to Property Manager
- Maintain good housekeeping in the reception area/lobby, elevators, and conference rooms.
- Arrange furniture, dust, sanitize doors/knobs, clean windows, vacuum vestibule & entry matt, and empty trash as needed during the workday – (Janitorial team will manage deeper cleaning at night).
Outdoor Duties:
- Check the perimeter of the building daily; removing trash/debris, graffiti, and checking for any lights that are out, and using leaf blower, hose, or broom to clear dirt/debris
- Dumpster area – also tear down cardboard for recycling.
- Pull weeds in flower beds/containers.
- Water plants as needed.
Knowledge Skills & Abilities:
- Excellent interpersonal communication skills including active listening.
- Responds professionally to common inquiries and/or complaints from tenants, their clients, co-workers, and vendors.
- Maintains appropriate discretion with confidential information.
- Displays strong initiative to keep the property clean and inviting, both inside and out.
- Ability to comprehend, interpret, and act on both verbal and written instructions.
- Proficient computer skills to navigate software (i.e., Outlook, ADP, and COVE)
Qualifications:
- High School Diploma or GED
- Demonstrated customer service experience required.
- Familiarity with Building Systems (BAS)
- Familiarity with the Commercial Property Management industry
Physical Requirements:
- Regular lifting up to twenty-five pounds
- Frequent bending, stooping, squatting, kneeling, and reaching above shoulders for cleaning & light maintenance duties.
- Prolonged periods of standing, sitting, or walking (in all weather conditions). May need to climb stairs.
- Ability to verbally communicate and hear warning signals/alarms.
- Good finger dexterity to manage cleaning equipment and keys.
- Good vision (color & peripheral) for inspections and safety checks
Pay: $20.00 - $23.00 per hour
