Overview
Join our dynamic team as a Janitorial Technician and play a vital role in maintaining clean, safe, and welcoming environments across our properties. This energetic position offers the opportunity to deliver exceptional custodial services with light maintenance services, ensuring that all spaces meet high standards of cleanliness and sanitation. As a key member of our maintenance team, you'll utilize your cleaning expertise and safety knowledge to create a positive impact on daily operations and overall property appearance.
Responsibilities
- Perform full deep cleans of kitchens, bathrooms, bedrooms, and living areas (not just routine maintenance cleaning)
- Vacuum and mop all floor types; spot-clean carpets as needed
- Upkeep and clean outdoor premises as needed (ie remove cobwebs, power washing, etc)
- Use and safely handle commercial-grade cleaning products and equipment
- Mow, edge, and trim lawns to a clean, consistent finish
- Trim hedges, shrubs, and small trees
- Weed flower beds, walkways, and garden areas
- Blow off/clear grass clippings, leaves, and debris from walkways and driveways
- Water lawns/plants as scheduled
- Perform light yard cleanup (branches, leaves, debris removal)
- Operate lawn equipment (mowers, trimmers, blowers, edgers) safely and properly
- Change light bulbs (interior and exterior fixtures)
- Replace HVAC/furnace air filters as needed
- Tighten loose cabinet handles, hinges, and fixtures
- Replace batteries in smoke detectors and thermostats
- Perform minor caulking or touch-up work as directed
- Report larger maintenance/repair needs to office or homeowner
- Travel to multiple residential properties per day per scheduled route
- Communicate professionally and respectfully with homeowners
- Report any property damage, safety hazards, or maintenance issues
- Maintain and care for company vehicle, tools, and equipment
- Follow checklists to ensure consistent quality across all properties
- Adhere to all safety procedures, including proper use of PPE and chemical handling
- Other duties as assigned
Physical Requirements
- Ability to lift up to 75 lbs
- Ability to stand, walk, bend, kneel, and reach for extended periods
- Ability to work outdoors in varying weather conditions (heat, cold, sun exposure)
- Comfortable working with cleaning chemicals and outdoor equipment (with proper PPE)
- Ability to climb stairs/ladders as needed
Qualifications
- Proven janitorial or custodial experience in commercial or industrial settings
- Knowledge of cleaning techniques, equipment operation (including floor buffers), and chemical handling safety procedures
- Ability to perform manual handling tasks involving heavy lifting with proper safety practices
- Strong customer service skills to address facility needs professionally and courteously
- Familiarity with sanitation standards and facilities maintenance protocols
- Experience in industrial cleaning or Porter roles is a plus
- Commitment to safety protocol adherence and maintaining a clean, hazard-free environment
