We're looking for a Property Manager who's done this before — someone who knows what it takes to lease a community from the ground up, navigate affordable housing compliance, and lead a team through the intensity of a lease-up without losing momentum or standards.
This is not a "maintain what's already working" role. You'll be building systems, driving occupancy, managing affordable housing documentation, and leading by example from day one. If you've been waiting for a high-visibility role where your results actually matter — this is it.
What You'll Be Accountable For
Lease-Up Performance
- Own and execute the full lease-up strategy — marketing, outreach, traffic generation, and conversion
- Conduct tours, close leases, and personally model the sales process for your leasing team
- Maintain disciplined prospect follow-up until the community hits stabilization
- Bring creative thinking to outreach: you know what moves the needle, and you'll use it
Affordable Housing Compliance
- Work directly with housing authorities to manage applications, certifications, and ongoing compliance requirements
- Ensure all tenant files, documentation, and reporting meet program standards — accurately and on time
- Stay current on affordable housing regulations and Fair Housing requirements
Operations & Team Leadership
- Recruit, train, supervise, and hold accountable a team of leasing and maintenance staff
- Provide hands-on oversight of maintenance operations: work order completion, preventive maintenance schedules, and property condition
- Manage vendor relationships, operational expenses, and budget performance
- Oversee daily curb appeal, resident experience, and community culture from move-in through renewal
Financial & Reporting
- Track leasing activity, resident files, and financial performance — ResMan experience preferred
- Report on occupancy, traffic, conversion, and budget variances with accuracy and timeliness
Availability
- One evening per week availability required
- Saturday availability as needed during peak leasing periods
- On-call for property emergencies — you're the decision-maker, and this role requires that ownership
What We Require — Read Before Applying
All of the following are required. Applications missing these qualifications will not be considered.
- 7+ years of property management experience, with demonstrated progression in responsibility
- 5+ years supervising on-site teams — leasing staff, maintenance, or both
- Direct experience with housing authorities and affordable housing programs — compliance, documentation, and resident file management
- Proven lease-up experience — you've taken a community from pre-leasing through stabilization and can speak to your strategy and results
- Strong command of property management software; ResMan experience strongly preferred
- High energy, sales-driven communication style with the discipline to back it up operationally
- Valid driver's license and reliable transportation
- Willingness to work the schedule this role requires, including evenings and Saturdays as needed
- Willingness to accept the position within the posted compensation range
What Moves You to the Top
- Resman Software experience
- Bachelor's or Associate's degree in Business, Real Estate, or a related field
- NALP, CAM, or ARM designation
- Track record of lease-up success: timeline, occupancy targets hit, compliance maintained
Compensation & Benefits
- $65,000 – $69,000/year — placement based on experience, lease-up track record, and affordable housing expertise
