Position Summary
The Construction & Turnover Technician is a dual-function field role supporting both Plank Construction and Plank Management across eastern North Carolina. This position performs skilled trade work on small construction projects, manages property inspections, and leads unit turnovers from start to finish. The technician works closely with the Maintenance Specialist and is expected to document project activity using software, maintain an organized job site and tool trailer, and deliver high-quality workmanship across a range of trade tasks. This role offers a clear path into a field leadership or management position for the right candidate. This person reports to the Operations Manager.
Primary Responsibilities
Construction Support — Plank Construction
- Execute small construction jobs from mobilization through final punch list
- Perform painting, demolition, sheetrock repair, door and window installation, siding repair, floor repair, job site cleaning, and other duties as needed
- Complete light electrical and light plumbing tasks within scope
- Install LVP flooring, carpet, vanities, and appliances
- Stock, organize, and maintain the tool trailer; track inventory and report shortages
- Document job progress, photos, and scope completions
- Maintain a clean, safe, and organized job site at all times
Inspections & Turnovers — Plank Management
- Conduct move-out and periodic property inspections with thoroughness and consistency
- Photograph all rooms, fixtures, and areas of damage or concern
- Record room measurements and condition notes to support estimation and repair scoping
- Compile and submit documentation to the Property Manager for tenant damage assessment
- Coordinate and execute unit turnovers, utilizing multiple trade tasks required to return a unit to rent-ready condition
- Communicate progress updates and flag issues requiring subcontractor or specialist involvement
Qualifications
- Demonstrated experience in one or more of the following trades: painting, flooring, sheetrock, plumbing, electrical, or general construction
- Ability to manage a job site independently and prioritize tasks without direct supervision
- Comfortable using smartphones and field management software; experience with software a plus
- Strong attention to detail in documentation, photo capture, and written reporting
- Valid driver's license and reliable transportation
- Physically able to perform trade work including lifting, climbing, and extended periods of standing
- Professional communication skills and a team-first attitude
