Summary
Under the direction of the Director of Facilities and/or Maintenance Supervisor, the Maintenance Technician is responsible for performing general maintenance on the property and grounds to ensure the facilities are safe, functional, and well-maintained.
Essential Duties and Responsibilities

- Perform routine maintenance and repairs on buildings, including structural components (e.g., windows, doors, walls, and flooring).
- Repair plumbing issues, such as broken or leaking pipes, faucets, and fixtures, to prevent water damage and maintain full functionality.
- Troubleshoot and repair electrical systems, including outlets, light fixtures, circuit breakers, and damaged wiring.
- Maintain and service HVAC systems to ensure proper climate control and efficient operation throughout facilities.
- Implement preventative maintenance measures, such as applying sealants, lubricating equipment, and conducting routine inspections, to reduce future repair needs.
- Identify, correct, and report potential safety hazards (e.g., loose railings, trip hazards, exposed wiring) to prevent accidents and ensure resident and staff safety.
- Repaint and refinish surfaces, including walls, trim, and common areas, when paint becomes faded, chipped, or damaged.
- Turn units over for new residents by completing repairs, cleaning, painting, and ensuring all fixtures and systems are fully functional prior to moving-in.
- Assist with minor landscaping tasks such as mowing, trimming, and debris removal to maintain clean and safe grounds.
- Perform seasonal maintenance duties such as winterizing pipes or preparing cooling systems for summer use.
- Conduct inspections of property grounds, buildings, and equipment to identify areas needing attention and ensure compliance with safety and maintenance standards.
- Respond promptly to urgent maintenance calls, including after-hours emergencies. On-call time will be rounded up to the nearest full hour if the call is less than one hour and paid for any additional time exceeding the first hour.
Pay: $21.00 per hour
