Founded in 1994, Housing Nantucket is a private 501(c)(3) nonprofit organization dedicated to creating and preserving attainable housing for the island’s year-round community. To date, the organization has developed 63 rental units across scattered sites, which it continues to own and manage. We have also constructed and sold three single-family homes, now occupied by middle-income island families and permanently deed-restricted to serve future generations. In addition to its own housing portfolio, Housing Nantucket provides services to the Town of Nantucket and other nonprofit and for-profit developers, including deed restriction monitoring, property management, lottery administration, and program compliance services. This position will support Housing Nantucket’s continued growth by strengthening administration of its expanding housing programs and community partnerships.
The Program Manager plays a central role in Housing Nantucket’s day-to-day operations, working closely with the Executive Director and other key staff to implement rental and homeownership programs effectively. This role serves as a primary point of contact for constituents, including applicants, existing tenants, and current homeowners.
The position requires strong judgment, initiative, attention to detail, and the ability to balance empathy with clear boundaries. The ideal candidate will be comfortable interpreting program guidelines and applying them thoughtfully to real world situations. Training will be provided for affordable housing industry specific regulations and compliance requirements.
This is a year-round, full-time, in-person position. Salary range is anticipated to be between $85,000 and $115,000, with flexibility for exceptional experience. Excellent benefits and a healthy work environment.
Responsibilities:
Program Administration
- Serve as a front line for engaging with the public, managing walk-ins, phone calls, and inquiries with professionalism, clarity, and respect
- Provide guidance to individuals navigating Housing Nantucket’s programs and housing resources
- Review applications, conduct income and asset certifications, and maintain compliance records
- Interpret and apply program guidelines to individual situations with consistency and sound judgment
- Maintain accurate and up-to-date records for applicants and program participants
Rental Property Management
- Work in tandem with the Assistant Director to support administration of Housing Nantucket’s rental portfolio, including lease administration, rent payments, occupancy compliance, and ongoing communication with tenants
- Work closely with the organization’s contracted caretakers by receiving and initiating maintenance requests, coordinating responses and repairs, and helping ensure property issues are addressed in a timely and effective manner
- Maintain accurate records and tracking systems related to rental operations, program participation, occupancy, and other organizational metrics to support reporting, compliance, and internal decision making
Operational Support and Collaboration
- Maintain and improve existing systems for tracking applicants, program participation, and compliance information
- Develop, manage, and analyze spreadsheets to support program oversight and internal decision making
- Identify issues proactively, exercise sound judgment in resolving them, and elevate more complex matters as needed
Qualifications
- Bachelor’s degree preferred, or equivalent professional experience in real estate, affordable housing, property management, landlord- tenant relations, legal administration, or a related field
- Strong Excel skills and comfort managing data, spreadsheets, and tracking systems
- Excellent communication skills, with the ability to engage effectively with a wide range of constituents and stakeholders
- Demonstrated ability to exercise sound judgment, manage sensitive situations, and work independently
- Highly organized, detail oriented, and able to manage multiple priorities
- Commitment to Housing Nantucket’s mission and a genuine interest in addressing housing challenges for year round residents
Additional Qualifications
- Spanish language proficiency is a strong plus
