Job Title: Temporary Property Manager
Position: Short Term (August 25th to or around October 20th )
Department: Administrative Staff
Reports To: Regional Property Manager
Pay Range: $25.00/Hour
Duties and Responsibilities include the following. Other duties may be assigned.

Manages and over sees operations, maintenance, administration, and improvement of residential properties.

Directs collection of monthly assessments, rental fees, deposits and payment of insurance premiums, mortgage, taxes, and incurred operating expenses.

Inspect grounds, facilities, site files, and equipment routinely to determine necessity of repairs or maintenance.

Acts as liaisons between on-site managers or tenants and owners.

Meets with prospective tenants to show properties, explain terms of occupancy, and provide information about local areas.

Markets vacant space to prospective tenants.

Prepare detailed budgets and financial reports for properties.

Maintains records of sales, rental or usage activity, special permits issued, maintenance and operating costs, or property availability.

Direct and coordinates the activities of staff and contract personnel.

Meets with clients to negotiate management and service contracts, determine priorities, and discuss the financial and operational status of properties.
Essential Function:

Solicits and analyzes bids from contractors for repairs, renovations, and maintenance.

Investigates complaints, disturbances and violations and resolves problems following

management rules and regulations.

Reviews rents to ensure that they are in line with rental markets.

Inform supervisor of any issues or concerns that may arise.

Understands and ensures compliance with all governing regulations, codes, and laws as

well as other state and local authorities.

Administers day-to-day implementation of a standard operating procedural manual.

Performs other duties as assigned.
Supervisory Responsibilities:
Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include training employees; planning, assigning, and directing work; addressing complaints and resolving problems.

Language Ability:

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
Reasoning Ability:
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
Computer Skills:
To perform this job successfully, an individual should have knowledge of Office Suite, and common internet browsers.
Education/Experience:
High school diploma or general education degree (GED); or less than one year related experience or training; or equivalent combination of education and experience.
