Description:
The Live-In Superintendent is responsible for the daily operation, maintenance, and overall condition of a residential property. This role ensures the building is safe, clean, compliant, and operating efficiently while providing excellent service to residents. The Superintendent is required to reside on-site and be available for emergency response.
*This is a live in Super position including a Super Unit Apartment*

Requirements:
Building Operations & Maintenance

Perform routine inspections of building systems including HVAC, plumbing, electrical, and common areas

Conduct general repairs (e.g., light plumbing, minor electrical, painting, carpentry)

Coordinate and oversee preventative maintenance schedules

Monitor building systems and report any major issues requiring outside vendors
Repairs & Work Orders

Respond promptly to resident maintenance requests

Diagnose issues and complete repairs within scope of role

Escalate complex repairs to management and coordinate with approved vendors
Vendor & Contractor Management

Supervise outside contractors and ensure quality of work

Coordinate access for scheduled maintenance and inspections

Ensure all vendors comply with building policies and safety standards
Cleaning & Groundskeeping

Maintain cleanliness of common areas (lobbies, hallways, stairwells, basement, exterior areas)

Oversee trash collection and proper disposal in compliance with NYC sanitation guidelines

Maintain sidewalks and entryways, including snow and ice removal
Safety & Compliance

Ensure compliance with NYC building codes, HPD requirements, and local regulations

Conduct regular safety checks (fire extinguishers, alarms, emergency lighting, etc.)

Maintain logs for inspections, incidents, and maintenance activities
Resident Relations

Serve as the primary on-site contact for residents

Maintain professional and courteous communication at all times

Address concerns promptly and escalate issues when necessary
Emergency Response

Be available for on-call emergencies outside of standard working hours

Respond quickly to building-related emergencies (e.g., leaks, outages, safety issues)

Prior experience as a building superintendent, porter, or maintenance technician preferred

Strong knowledge of building systems (plumbing, electrical, HVAC)

Basic handyman skills required
