Maintenance Technician
Location: Rockport, TX
Position Summary
We are seeking a motivated, customer-focused Maintenance Technician to join our team. In this role, you will perform technical and mechanical work to ensure the property's buildings, units, grounds, amenities, and common areas meet company standards for safety, cleanliness, appearance, and overall functionality.
Essential Responsibilities
- Complete assigned work orders generated from resident service requests by diagnosing maintenance issues and performing repairs in accordance with company policies, safety standards, and applicable codes.
- Perform preventive maintenance to help maintain the property's systems and equipment.
- Complete the make-ready process for vacant apartment homes, including inspections, creating punch lists, coordinating vendors as needed, obtaining materials, completing repairs, and conducting final inspections.
- Maintain accurate documentation of completed work orders, inspections, and maintenance activities.
- Assist with maintaining the property's grounds and common areas by removing debris, pressure washing, cleaning, painting curbs and signage, and performing general upkeep.
- Monitor maintenance inventory by tracking materials and supplies, returning unused items, and notifying the Maintenance Supervisor when reordering is necessary.
- Support expense control initiatives by repairing components whenever practical, minimizing waste, and using tools and materials responsibly.
- Follow all company safety policies, OSHA regulations, and risk management procedures. Attend required safety meetings and report accidents or hazards promptly.
- Inspect work completed by vendors and contractors to ensure quality standards and contract specifications are met.
- Participate in routine property inspections to identify maintenance, safety, and risk management concerns, and communicate findings to management.
- Recommend process improvements that increase efficiency and productivity.
- Stay current on industry practices, equipment, and maintenance technologies through training and professional development.
Physical Requirements
- Ability to work indoors and outdoors in all weather conditions, including heat, rain, wind, and other environmental conditions.
- Ability to stand, walk, bend, stoop, kneel, crawl, climb ladders, and work in confined spaces for extended periods.
- Ability to lift and carry up to 25 pounds independently and up to 50 pounds with assistance.
- Ability to work a flexible schedule, including evenings, weekends, holidays, and participation in an on-call rotation.
- Occasional travel may be required for training, meetings, or other business needs.
Qualifications
- Previous apartment maintenance, building maintenance, facilities maintenance, or related experience preferred.
- General knowledge of plumbing, electrical, HVAC, appliance repair, carpentry, and painting.
- Strong troubleshooting and problem-solving skills.
- Excellent customer service and communication skills.
- Basic computer skills; experience with property management software is a plus.
- Professional, dependable, organized, and detail-oriented.
- Valid driver's license and reliable transportation preferred.
