Overview
We are seeking a dynamic and proactive Property Manager to oversee the daily operations and maintenance of residential properties. This role is vital in ensuring properties are well-maintained, compliant with safety standards, and efficiently managed to meet organizational goals. The ideal candidate will possess strong management skills, technical knowledge in property and facilities management, and a passion for maintaining high standards of performance. Responsibilities:
- Manage day-to-day operations of assigned residential properties (single-family homes, duplexes, and quadruplexes)
- Coordinate property maintenance, repairs, and routine inspections
- Handle tenant communications, inquiries, and issue resolution
- Oversee leasing activities, including marketing, showings, and tenant screening
- Ensure properties comply with all local, state, and federal regulations
- Work closely with contractors, vendors, and service providers
- Monitor property condition and ensure timely upkeep
- Maintain accurate records, reports, and documentation
- Travel to properties as needed to perform in-person inspections and oversight
Qualifications:
- Minimum of 5 years of experience in property management, specifically with residential properties (single-family homes, duplexes, and quadruplexes)
- Knowledge of the AppFolio software
- Strong organizational and multitasking skills
- Excellent communication and customer service abilities
- Solid understanding of landlord-tenant laws and regulations
- Ability to manage budgets, expenses, and financial reporting
Additional Requirements:
- Must be willing and able to travel regularly across South Georgia and North Florida
- Must have reliable personal transportation and a valid driver’s license
- Availability to drive daily, if necessary, to check and oversee properties
