New-build manufactured home community — Greenville / Hunt County market
Position Summary
Los Caballos is one of First Step Homes' three retained new-build communities. This role sells new inventory to a market with a strong base of hourly, service, and transportation workers. Given local buyer demographics, Spanish fluency and skill at converting budget-conscious, first-time buyers are especially valuable here.
Key Responsibilities
- Respond promptly to inbound leads (phone, web, text, walk-in) and maintain disciplined follow-up in the CRM.
- Conduct home tours and present available inventory, pricing, lot rent, and community amenities.
- Qualify prospects for budget, timeline, and financing eligibility.
- Guide buyers through the loan application process and coordinate with lenders and underwriting.
- Prepare purchase agreements, lot lease documents, and closing paperwork accurately.
- Meet or exceed monthly sales and closing targets.
- Track lead status, pipeline activity, and sales velocity; report on conversion metrics.
- Ensure Fair Housing compliance in every interaction and communication.
- Coordinate move-in scheduling and hand off to community management.
- Willing to work corporate-generated leads as well as self-marketing on social media.
- Convert a high-volume, first-time-buyer lead base by clearly explaining the land-lease model and total monthly cost of ownership.
- Set realistic budget expectations early with affordability-focused buyers.
- Give focused attention to applicant segments that convert below their share of leads (e.g., transportation workers) to lift close rate.
Qualifications
- 1–3 years in sales (housing, real estate, automotive, or retail); manufactured housing a plus.
- Proven ability to close and consistently hit quota.
- Comfortable with CRM tools and basic financing/credit concepts.
- Strong communication and relentless follow-up discipline.
- Valid driver's license and reliable transportation.
- Weekend availability as needed.
- Bilingual (English/Spanish) strongly preferred — high value in this market.
- Skilled at educating first-time buyers and overcoming affordability objections.
Compensation & Benefits
- Base salary plus unlimited commission opportunity.
Pay: From $30,000.00 per year
