About the Role
We're seeking an experienced Maintenance Supervisor to lead the maintenance operations at one of our apartment communities. This role oversees a maintenance team, ensures apartments and common areas are well-maintained and market-ready, and plays a key part in keeping residents safe, satisfied, and proud of where they live.
What You'll Do
Team & Budget Management
- Manage the maintenance team, including scheduling, training, and performance oversight
- Manage maintenance budgets, expenses, and work order reports
- Report maintenance issues affecting the budget — such as life safety concerns, vacant unit repairs, property damage, and common area needs — to the Community Director
Property & Unit Maintenance
- Oversee the team's preparation of market-ready apartments, including painting, carpet cleaning/repair, general repairs, and housekeeping
- Monitor timely completion of resident service requests
- Schedule and perform preventative maintenance, and maintain accurate records of all activity
- Oversee the team's care of grounds, pools, common areas, and dog parks to ensure they remain clean and free of hazards
- Perform on-call emergency procedures as required
Technical Expertise & Training
- Maintain working knowledge of plumbing, HVAC, pool maintenance, general carpentry, appliances, electrical systems, painting, caulking, snow removal, and life safety systems
- Train and mentor maintenance team members across all core maintenance functions
- Stay current on state, local, and federal housing laws, codes, and policies related to maintenance
- Attend required company and jurisdictional training programs, and provide training to team members as assigned
Professionalism
- Represent the company professionally at all times
- Perform other duties as assigned
What You'll Need
- Proven experience in a maintenance supervisor or lead maintenance role, ideally in multifamily/apartment communities
- EPA 608 Certification (minimum Type II) — required
- HVAC Certification — required
- CPO Certification — required if mandated by city or state
- Valid Driver's License
- Working knowledge of safe use of cleaning agents and maintenance equipment
- Strong leadership, organizational, and communication skills
- Availability to work any shift Sunday–Saturday, including on-call emergency response, based on business needs
Physical Requirements
- Ability to lift and carry up to 50 lbs regularly, and up to 75+ lbs occasionally with assistance
- Ability to stand, walk, bend, kneel, crouch, and climb (ladders/stairs) for extended periods
- Ability to work in varying weather conditions, including extreme heat and cold
- Manual dexterity to operate hand and power tools safely
- Ability to work in tight or confined spaces (crawl spaces, attics, mechanical rooms)
- Visual and hearing acuity sufficient to identify safety hazards and equipment malfunctions
- Ability to respond to on-call emergencies outside of normal business hours
