General Job Description:
The Assistant to the EPM Property Manager supports Excel Development Co., lnc.'s mission in housing individuals and families by assisting in the management of all EPM owned properties. The Assistant to the Property Manager is responsible for administrative tasks related to Property Management as well as assisting the Property Manager in handling their day-to-day tasks. This position is hybrid remote/office.

Major Duties and Responsibilities:
- Answer and handle calls from tenants regarding maintenance needs, rent questions and concerns, and other Property Management needs
- Handle calls and emails from maintenance dispatcher line
- Keep track of EPM inspections via HAP Inspector, and distribute repairs identified
- Identify completion of inspection repairs and report back to HAP Inspector for reinspection
- Create work orders and distribute to maintenance staff based on area of building and skills necessary to complete repair
- Communicate with pest control contractors to make appointments for routine and ad-hoc treatment
- Communicate with tenants regarding upcoming maintenance or contractor visits to their unit
- Complete furniture order form on behalf of EPM and HAP tenants
- Review bills from utility companies and mark each bill with building number associated
- Collect supplies receipts from maintenance staff and submit to finance department
- Match receipts and bills to ensure related expense is notated for the related property
- Monitor and communicate tenant rent payments and notate late payments
- Collaborate with Property Manager to determine any evictions needed
- Contacting bailiff for setouts
- Work with Property Manager on tenant issues and related evictions
- Communicate with external Case Managers regarding tenant issues and nonpayment of rent
- Facilitate unit showings with prospective tenants and related Case Managers
- Complete and submit necessary paperwork for new and prospective tenants
- Facilitate lease-signings with new tenants and related Case Managers
- Maintain close contact with HAP Housing Specialists for unit fillings
- Maintain close contact with HAP Housing Specialists for tenant issues, nonpayment of rent, etc.
- Recording maintenance staff hours worked and submit to Finance Department
- Receive reports from maintenance staff on repairs completed each day and submit to Finance Department
- Manage Property Manager's voicemail box and return calls
- Collaborate with Property Manager on opportunities to improve EPM processes
- Other duties as assigned by supervisor
Qualifications:
The ideal candidate will possess:
- High school diploma or equivalent
- High level of time-management and organizational skills with the ability to handle multiple tasks
- Strong computer skills with a working knowledge of Microsoft Office programs
- Capacity to learn database and software used in Property Management department
- Excellent oral, written, and interpersonal communication skills, with ability to interact with a diverse group
- Desire to continue learning in the property management field; specifically, low-income housing
- Working knowledge of building requirements, housing standards, and best practices
- Capacity to make decisions within the scope of the position
- Understanding of- and empathy for the SPMl/homeless population
- Commitment to the mission and values of Excel Development Co., Inc.
Physical Demands:
Sitting and standing for extended periods of time; walking; bending at the waist; dexterity of hands and fingers to operate a computer terminal; hearing and speaking to exchange information in person or on the telephone; seeing to read and analyze data.

Pay: $18.00 - $20.00 per hour
