Job Summary:

In this role, your purpose will be to keep Arcare clinics safe, functional, and patient-ready by performing scheduled and unscheduled maintenance, repairs, and minor facility improvements. This role supports clinical operations by responding quickly to work orders, communicating clearly with staff, and maintaining a clean, compliant work environment.
Essential Responsibilities
Preventative & Corrective Maintenance

Diagnose and repair minor to moderate facility issues, including basic electrical, plumbing, HVAC, doors/locks/hardware, lighting, flooring/ceiling/paint, fixtures, and casework.

Perform preventative maintenance on building systems and clinic equipment within scope (e.g., exam room fixtures, automatic door closers, ice machines, refrigerators, eyewash stations, air filters)

Replace bulbs/ballasts/LED drivers: reset breakers: clear minor drains; repair leaks; patch/paint; rehang cabinetry/shelving; adjust door closers and latches.

Coordinate with approved vendors for work outside of scope (e.g., major HVAC, roofing, glazing, fire/life safety testing). Escort vendors on site when required.
Safety, Compliance, & Cleanliness

Work to OSHA and Arcare safety standards; follow lockout/tagout, ladder safety, PPE, and chemical handling procedures.

Protect patient privacy (HIPPA awareness) when working in clinical areas; keep tools/materials secure and out of patient flow.
-
Use dust control and clean-up practices appropriate for healthcare spaces; return areas to a clean, safe. patient-ready condition after work.

Support life-safety and environment-of-care tasks (e.g., monthly emergency lighting checks, fire extinguisher visual checks where assigned, exit/egress clearance).
Work Orders & Customer Service

Manage work orders through the work-order app; update notes, parts used, and completion times.
-
Prioritize urgent requests that impact patient care, infection control, security, or provider workflow.

Facilities & Grounds (Clinic-Appropriate)

maintain clinic exteriors and entries (e.g., signage, walk-off mats, sidewalk trip hazards, exterior lighting, basic landscaping touch-ups).

Perform light carpentry and touch-up painting to keep a professional appearance consistent with Arcare standards.

Assist with small moves, wall-mounts (e.g., sharps containers, whiteboards), and furniture adjustments when they affect clinical operations.
On-Call & Emergencies

Participate in an on-call rotation for after-hours issues (e.g., power/HVAC outages, leaks, alarms, access problems).
-
Respond to emergencies promptly; stabilize conditions and coordinate vendors as needed; document actions in the work-order app.
Documentation & Inventory

Record PNs, repairs, part numbers, and vendor service in the CMMS.
-
Help manage basic spare parts inventory (filters, bulbs, valves, hardware) and keep maintenance areas organized.
Licenses & Certifications

Valid driver's license and reliable transportation required (multi-site travel).
-
HVAC certification (EPA Type II or Universal) is preferred but not required.
-
Any required Arcare compliance training (e.g., HIPPA/security, bloodborne pathogens, hazard communication) to be completed upon hire.
Critical Key Performance Metrics

Meet team targets regarding work orders completed per day.
-
Average completion time: less than 3 business days for standard work orders; same-day for patient-care-impacting issues when feasible.

PM compliance: greater than 95% on-time competition each month.

Communication quality: clear updates and sign-off with clinic leadership.
Physical Requirements

Frequent standing/walking (66-100%); regular bending, squatting, kneeling, reaching above shoulder, pushing, ladder use, and fine motor work with tools.

Lift/carry: 1-25 lbs (constant), 25-50 lbs (frequent), up to 75 lbs (occasional).

Adequate vision/hearing for troubleshooting and safe tool/equipment operation.
Working Conditions

Work performed indoors and outdoors in all seasons; exposure to typical maintenance conditions (noise, dust, heights on ladders).

Work in active clinical areas; tasks may be scheduled during off-hours to minimize impact on patient care.
