Hyder Property Management Professionals is seeking a full-time Maintenance Supervisor to oversee maintenance operations for affordable housing community in the local area. This position is responsible for ensuring the safety, functionality, and appearance of the properties while delivering high-quality service to residents. Excellent salary and benefits offered. Qualifications
Minimum 2–3 years of experience in mechanical maintenance and repair
Working knowledge of electrical, plumbing, HVAC, carpentry, and appliance repair
Valid driver’s license and current auto insurance
Strong organizational, communication, and customer service skills
Ability to work independently and manage multiple priorities
Primary Responsibilities
Respond promptly to resident maintenance requests and complete repairs within established quality and time standards
Ensure apartments are ready for occupancy, including electrical, HVAC, plumbing, carpentry, appliance repair, painting, cleaning, and carpet care
Maintain the overall appearance, cleanliness, and safety of the community
Identify and immediately report all safety hazards, deficiencies, and risk management issues
Maintain tools, equipment, and workspaces in an organized and safe condition; assist with inventory control and supply stocking
Provide superior customer service to residents, vendors, and internal team members
Operational & Supervisory Duties
Meet weekly with the Site Manager to review property needs and monthly to discuss budgets
Assist in planning and executing the Preventive Maintenance Plan and semi-annual inspections
Prepare and manage weekly work schedules; coordinate work orders and repairs to ensure timely completion
Establish and participate in an on-call rotation for after-hours and weekend emergencies
Perform in-house maintenance work to avoid additional labor costs, including:
Electrical, plumbing, HVAC, mechanical systems
Interior and exterior janitorial services
Common areas, hallways, laundry rooms, and parking lots
Playground equipment and exterior lighting
Vacant unit painting, cleaning, and repairs
Landscaping and irrigation maintenance, if applicable
Complete emergency work orders immediately and non-emergency requests within 24–72 hours
Safeguard all property-owned tools, equipment, and supplies
Maintain OSHA, MSDS, and safety documentation; participate in safety meetings
Obtain estimates for major repairs or replacements and oversee approved work
Ensure all purchases are pre-approved and properly documented
Maintain accurate and up-to-date timecards daily

Attend required training and pass agency or employer-mandated testing
Limit personal phone use to breaks and emergencies
Maintain a professional appearance in accordance with company policy
Foster positive, professional relationships with residents, vendors, and staff

Bilingual English/Spanish preferred or required for certain properties
Ability to clearly report emergencies in English and follow Crisis Management Procedures
Assist with maintenance at other properties or training new staff as needed
Perform other duties as assigned by Supervisor
