We are seeking an experienced, compassionate, and customer-focused Leasing Specialist to join our affordable senior housing community. The ideal candidate will have experience working within Low-Income Housing Tax Credit (LIHTC), HUD, or other affordable housing programs and understand the importance of compliance while delivering exceptional resident service.
In this role, you will be responsible for leasing apartment homes, maintaining regulatory compliance, assisting with certifications and recertifications, and creating a welcoming environment for senior residents. You will work closely with the Property Manager to maximize occupancy, ensure accurate resident files, and provide an outstanding resident experience.
Key Responsibilities
- Welcome prospective residents and provide exceptional customer service throughout the leasing process.
- Conduct apartment tours, explain community amenities, qualify applicants, and process rental applications.
- Assist with income certifications, annual recertifications, interim recertifications, and verification documentation in accordance with LIHTC, HUD, and other affordable housing program requirements.
- Maintain complete, accurate, and audit-ready resident files while ensuring compliance with all federal, state, and local housing regulations.
- Prepare leases, renewals, addendums, move-in packets, and move-out documentation.
- Assist with file audits and ensure all documentation meets investor and compliance standards.
- Utilize Yardi, OneSite, or other property management software to manage leasing activity, applicant tracking, resident information, and reporting.
- Support occupancy goals by following up with prospective residents, managing waitlists, and converting qualified leads into move-ins.
- Build positive relationships with senior residents by providing professional, respectful, and compassionate customer service.
- Respond promptly to resident concerns and coordinate with maintenance to ensure service requests are completed in a timely manner.
- Assist with rent collection, resident ledger inquiries, and payment arrangements as directed.
- Prepare weekly, monthly, and compliance-related reports as required.
- Ensure the leasing office, model units, and common areas present a professional appearance at all times.
- Remain knowledgeable of Fair Housing laws, affordable housing regulations, and company policies.
- Participate in resident retention initiatives and community events that foster a positive living environment.
Qualifications
- High School Diploma or GED required.
- Minimum 1–2 years of apartment leasing experience required.
- Affordable housing experience (LIHTC, HUD, Section 8, HOME, or other subsidized housing programs) is strongly preferred.
- Experience completing or assisting with income certifications, annual recertifications, and compliance documentation.
- Experience with Yardi, OneSite, RealPage, or similar property management software preferred.
- Excellent customer service, communication, and organizational skills.
- Ability to interact professionally and compassionately with senior residents, families, and community partners.
- Knowledge of Fair Housing laws and affordable housing compliance requirements.
- Strong attention to detail with the ability to maintain confidential resident information.
- Proficient with Microsoft Office, Outlook, and standard office technology.
Preferred Qualifications
- COS (Certified Occupancy Specialist), TCS (Tax Credit Specialist), HCCP, or other affordable housing certification preferred.
- Experience working in a senior housing community is highly desirable.
- Knowledge of HUD, LIHTC, TCAC, and other affordable housing regulations.
