Position Summary
The Property Manager is responsible for the overall management, operation, and financial performance of an assigned residential or commercial property portfolio. This role serves as the primary point of contact for residents/tenants, vendors, and ownership, ensuring properties are maintained to the highest standards while meeting occupancy and revenue goals
Key Responsibilities
Leasing & Occupancy
- Maintain target occupancy rates by managing the full leasing cycle, including marketing, touring, application processing, and lease execution.
- Monitor market conditions and recommend competitive rental pricing adjustments.
- Conduct outreach and implement retention programs to minimize turnover.
- Ensure all leasing activities comply with Fair Housing laws and company policies.
Resident & Tenant Relations
- Serve as the primary point of contact for resident/tenant inquiries, concerns, and requests.
- Resolve disputes and complaints professionally and in a timely manner.
- Enforce lease terms, issue notices, and coordinate eviction proceedings when necessary.
- Conduct regular property walk-throughs and move-in/move-out inspections.
Financial Management
- Prepare and manage the annual operating budget; monitor actuals versus budget monthly.
- Oversee rent collection, post charges, and follow up on delinquencies.
- Review and approve invoices; maintain accurate financial records and reporting.
Maintenance & Facilities
- Coordinate and prioritize maintenance requests to ensure timely completion.
- Oversee preventive maintenance programs and capital improvement projects.
- Solicit bids, negotiate contracts, and manage relationships with vendors and contractors.
- Ensure the property is compliant with all local, state, and federal safety and building codes.
Team Leadership
- Hire, train, supervise, and evaluate on-site staff (leasing agents, maintenance technicians, etc.).
- Set clear performance expectations and conduct regular one-on-ones and performance reviews.
- Foster a positive, collaborative work environment aligned with company values.
Qualifications
Required
- 3+ years of property management experience (residential or commercial, depending on role focus).
- Demonstrated experience managing budgets and financial reporting.
- Working knowledge of landlord-tenant law, Fair Housing regulations, and local building codes.
- Proficiency with property management software (e.g., Yardi, MRI, AppFolio, RealPage).
- Strong interpersonal, written, and verbal communication skills.
- Ability to manage multiple priorities and work independently in a fast-paced environment.
Preferred
- Bachelor’s degree in Business Administration, Real Estate, or a related field.
- Professional designation such as CPM®, ARM®, or CAM.
- Experience managing a team of 3 or more direct reports.
- Bilingual skills a plus.
