TITLE: Commercial MaintenanceTechnician Multi-Site
CLASSIFICATION: 32 to 40 hours, Monday through Friday
DEPARTMENT: Commercial Maintenance
REPORTS TO: Directors of Commercial Maintenance
We are seeking an experienced maintenance technician to fill a 32-to-40 hour per week position. The position will qualify for benefits. The ideal candidate would be experienced with maintaining commercial properties for a minimum of 3 years.
Summary of Responsibilities:
Oversee and perform all aspects of maintenance operations including day-to-day hands-on maintenance at multiple managed properties. Drive personal vehicle to assigned properties based on priority of work orders. Prepare and submit all necessary paperwork to properly execute the work. Communicate with Maintenance Directors and Property Management teams to clarify and accomplish assignments. Maintain a positive, total service attitude to build good client, tenant and vendor relationships while adhering to the systems, procedures and standards of G/B.
Essential Functions:
Be responsible for the maintenance operations of commercial properties. Follow scope of contractual agreements and assist property manager to supervise contracted work.
Qualifications:
- Strong communication, organization and follow-up skills
- Able to Multi-task and prioritize
- Three years of commercial facility maintenance experience preferred
- HVAC, electrical, plumbing, painting, carpentry experience
- Required use of personal tools
- Required use of personal vehicle, mileage reimbursed
- Ability to work independently with little direct supervision
Operations Responsibilities:
- Maintain ongoing communication with Property Management Teams by addressing immediate concerns, as well as identify preventive maintenance issues.
- Timely response to work orders and quality repairs and appropriate follow-up to ensure satisfaction.
- Following G/B procedures, review, inspect and cause to be maintained the physical and aesthetic condition of the property, both the building and grounds.
- Participate in 24/7 on-call rotation. Be available to immediately respond to after hours emergencies as needed.
- Read, accept, add notes, and submit completion reports for work order program on an iPad.
- Other duties as assigned by Directors of Commercial Maintenance or Commercial Vice President.
Maintenance Duties:
- Timely response to assigned property work order requests generated by building owners and Property Management Teams.
- Perform minor electrical work on bulbs, ballasts, switches, minor wiring etc., to all building systems.
- Maintain all emergency lights and exit lights in proper working order at all times.
- Perform minor plumbing: unclog drains, sinks, toilets, urinals and water fountains as necessary and repair.
- Perform minor carpentry, ceiling tile replacement, drywall repairs, door repairs, hardware repairs, keying, etc., on building.
- Perform minor painting, staining, etc. throughout the property both interior and exterior.
- Pick-up trash on property as needed including emptying ash urns or trash receptacles.
- Apply ice melt as needed.
- Maintain and repair fences, gates and railings.
- Perform weekly property maintenance inspections for required maintenance and repairs as well as risk management and preventive maintenance.
- Maintain and repair building signage, both interior and exterior.
- Maintain and repair all Griffis/Blessing leasing and management signs as well as leasing banners at all properties.
- Other duties as assigned by the Directors of Commercial Maintenance Operations.
Job Type: Full-time
Pay: $25.00 - $29.00 per hour
