About the Project
I recently leased a premium commercial office space in Cupertino, California, consisting of 5 private office rooms and 1 lounge. My goal is to launch this as a boutique, Regus-style executive suite operating on a strict "zero-staff" model.
I am looking for an experienced consultant to help design, automate, and launch this space. The primary objective is to set up a highly automated system to sublease these offices and monetize the lounge, allowing the space to easily clear its base rent overhead each month using smart tech, automated billing, and remote access.
Must-Have Qualifications
- Proven Track Record: Direct experience launching or managing flexible workspaces, executive suites, or coworking spaces (prior operational experience with companies like Regus, WeWork, Spaces, or independent boutique operators is highly preferred).
- Tech Stack Expertise: Deep, hands-on understanding of coworking software (e.g., Spacebring, Nexudus, OfficeRnD) and hardware tech stacks (cloud printing, smart locks, automated Wi-Fi).
- Project Management: Excellent communication and the ability to execute independently.
- Strong understanding of commercial real estate dynamics in California/Silicon Valley is a major plus.
- Remote is fine for strategy and tech setup, but local proximity to the SF Bay Area/Cupertino for a potential initial walkthrough is a major plus.
Key Deliverables & Scope of Work
- Pricing & Product Strategy: Analyze the local Cupertino market to determine optimal monthly rates for the 5 private offices and structure a "Virtual Office/Mailing Address" tier to monetize the lounge space.
- Tech Stack Selection & Integration: Recommend and implement a lightweight, low-overhead workspace management platform. This must handle digital member contracts, automated recurring credit card billing, and integrate smoothly with external automation ecosystems like Zoho (CRM, Flow, Campaigns). Additionally, ensure all administrative reporting is configured to export directly into sheet-ready tables rather than raw CSV formats.
- Access Control Automation: Set up a cloud-based smart lock integration (e.g., Kisi, SALTO KS, or August) so members receive automated, time-bound door codes instantly upon signing their agreements.
- Marketing & Listing Playbook: Create a launch strategy, including setting the space up on flex-space listing platforms (LiquidSpace, Deskpass, LoopNet) and optimizing for local search.
- Template Setup: Provide simple, compliant template agreements and licenses for sub-tenants.
