We are seeking an experienced, motivated, and hands-on Lead Maintenance Supervisor to oversee the daily maintenance operations of our new construction community. Position Summary
The Lead Maintenance Technician is responsible for ensuring the overall maintenance, repair, and physical integrity of the community. This individual will oversee daily maintenance operations, coordinate work orders, perform preventative maintenance, and support the Community Manager in maintaining the property's appearance, safety, and operational efficiency.
Responsibilities
- Oversee and perform maintenance and repairs for apartment homes, amenities, common areas, and building systems.
- Complete resident work orders accurately and in a timely manner while providing exceptional customer service.
- Perform and coordinate preventative maintenance on HVAC systems, plumbing, electrical, appliances, and other building components.
- Maintain the overall curb appeal and cleanliness of the community, including grounds and exterior areas.
- Troubleshoot and resolve maintenance issues efficiently while minimizing resident disruption.
- Respond to after-hours emergencies and participate in the on-call rotation.
- Ensure compliance with company policies, OSHA regulations, and all applicable safety standards.
- Manage maintenance inventory and assist with ordering supplies and equipment as needed.
- Work closely with the Community Manager to prioritize maintenance projects and prepare vacant units for occupancy.
- Lead by example while fostering a positive, team-oriented work environment.
Qualifications
- Minimum of 3 years of multifamily maintenance experience, with previous lead or supervisory experience preferred.
- Strong working knowledge of HVAC, plumbing, electrical, appliances, drywall, painting, and general building maintenance.
- Excellent troubleshooting and diagnostic skills.
- Ability to manage multiple priorities in a fast-paced environment.
- Strong communication, leadership, and customer service skills.
- Ability to work independently while effectively leading maintenance operations.
- Must be able to lift 50+ pounds and perform physical labor in various weather conditions.
- Valid driver's license preferred.
- EPA Certification Required
- CPO Certification Required
