Position Summary
Rural Asset Management LLC is seeking a dependable, self-motivated Property Maintenance Technician to maintain and improve our growing portfolio of multi-family residential communities in Southeast Kansas. This position is responsible for general property maintenance, lawn care, preventive maintenance, and responding to service requests. The ideal candidate has experience with general building maintenance and possesses working knowledge of HVAC, plumbing, and electrical systems.
A company service van, tools, and equipment will be provided as this position will be covering several sites around Southeast Kansas. As our portfolio continues to grow, this position offers opportunities for increased responsibility and career advancement.
Essential Responsibilities
- Perform routine maintenance and repairs for apartment homes and common areas.
- Complete resident work orders in a timely and professional manner.
- Perform preventive maintenance on building systems and equipment.
- Maintain property grounds including mowing, trimming, edging, weed control, and seasonal landscaping.
- Perform basic HVAC troubleshooting and minor repairs.
- Complete basic plumbing repairs including faucets, toilets, drains, and water lines.
- Perform basic electrical repairs such as replacing switches, outlets, lighting fixtures, and breakers.
- Inspect properties regularly and identify maintenance concerns before they become major issues.
- Prepare vacant units for new residents, including repairs, cleaning coordination, and punch list completion.
- Assist with snow removal, storm cleanup, and emergency maintenance as needed.
- Maintain maintenance logs, inventory, and service records.
- Operate company vehicles and equipment safely.
- Represent the company professionally while interacting with residents, vendors, and contractors.
- Take care of all quarterly pest management as needed on all properties.
- Be on call as needed for emergency repairs and calls.
- Other duties as assigned. Responsibilities may evolve as the company and position continue to grow.
Qualifications
- High school diploma or equivalent preferred.
- Two or more years of general maintenance experience preferred.
- Working knowledge of: HVAC systems, Plumbing, Electrical systems, Carpentry and general repairs
- Ability to safely operate lawn equipment and power tools.
- Valid driver's license with a clean driving record.
- Ability to work independently with minimal supervision.
- Strong problem-solving skills and attention to detail.
- Basic understanding of technology
- Ability to manage work loads and schedules and work with other department heads to handle workflows.
- Excellent customer service and communication skills.
Physical Requirements
- Frequently lift and carry up to 75 pounds.
- Stand, walk, bend, kneel, climb ladders, and work in confined spaces.
- Work outdoors in varying weather conditions throughout the year.
- Ability to respond to occasional after-hours maintenance emergencies.
