Overview
Guerrier Enterprise LLC is expanding its field inspection coverage throughout Texas and is seeking reliable, detail-oriented Independent Property Field Inspectors to provide coverage within designated local territories.
This is a 1099 independent contractor opportunity offering a flexible, self-managed schedule. There are no traditional scheduled shifts. Contractors manage their own schedules and routes as long as accepted work orders are completed accurately and by the required due dates.
Contractors work within their selected local territory and are not expected to travel between Austin, Houston, Dallas–Fort Worth, and San Antonio.
What You'll Do
Assignments may include:
- Complete residential property field inspections
- Perform exterior property condition inspections
- Verify property occupancy or vacancy
- Document visible property conditions
- Take clear, accurate photographs of properties
- Complete required inspection questionnaires
- Perform interior inspections when specifically authorized
- Submit completed inspections through designated mobile or web-based platforms
- Plan efficient routes within your selected service territory
- Complete accepted work orders within required deadlines
- Communicate promptly regarding access issues or other circumstances preventing completion
Inspectors must never enter a property unless specifically authorized by the applicable work order and procedures.
Flexible Schedule
This opportunity provides a flexible, self-managed schedule.
Independent contractors determine when they complete their routes within the permitted completion window. There are no traditional scheduled shifts or guaranteed weekly hours.
Successful contractors are able to independently organize their routes, manage multiple assignments, and consistently meet required deadlines.
Compensation
This is not a salaried or hourly position.
Contractors are compensated on a per-completed-work-order basis. Rates vary depending on inspection type, assignment requirements, service territory, and other applicable factors.
Specific work-order rates and available territories will be discussed with qualified applicants during the onboarding process.
Work volume and earnings are not guaranteed and may fluctuate based on client demand, territory, and available assignments.
Vehicle & Travel Expenses
Independent contractors must provide their own reliable transportation.
Contractors are responsible for expenses associated with completing assignments, including:
- Fuel
- Mileage
- Tolls
- Vehicle maintenance
- Automobile insurance
- Other travel-related expenses
Mileage, fuel, tolls, and other travel expenses are not separately reimbursed by Guerrier Enterprise LLC.
Contractors should consider assignment locations, travel distances, and route efficiency when determining their preferred coverage area.
Requirements
Applicants must have:
- Valid driver's license
- Reliable personal transportation
- Current automobile insurance
- Smartphone with camera and reliable cellular/data service
- Ability to travel throughout their selected local service territory
- Ability to take clear and accurate photographs
- Basic smartphone and computer proficiency
- Strong organizational and time-management skills
- Ability to follow detailed work-order instructions
- Reliable communication
- Ability to work independently
- Ability to consistently meet assignment deadlines
Experience
Previous property inspection experience is preferred but not required.
Relevant experience may include:
- Mortgage field services
- Property inspections
- Property preservation
- Real estate
- Insurance inspections
- Construction or property maintenance
- Route-based delivery
- Courier services
- Other independent field-service work
Training and operating procedures will be provided to qualified contractors.
