JOB DESCRIPTION
We are seeking a dependable Property Maintenance Technician to help prepare apartments for new residents and maintain the appearance of our community. Duties include apartment trash-outs, grounds cleaning, assisting maintenance technicians, cleaning vacant units, moving materials, and other general labor duties. Experience is helpful but not required—we will train the right candidate. Applicants should be able to lift 60 pounds, work outdoors in varying weather, and have a strong work ethic. The role plays a key part in supporting a vibrant, safe, and welcoming environment that enhances the lifestyle experience of residents.
Responsibilities:
· Ensure the physical aspects of the community meet established standards and any applicable laws by troubleshooting, repairing building interiors and exteriors, drainage systems, and cleaning for the community; responding to and completing service requests in a timely manner; and notifying the manager if service requests cannot be completed in 24 hours.
· Follow safety protocols and procedures by operating power equipment and tools as recommended and wearing protective equipment when necessary.
· Upkeep the community appearance by assisting with grounds and housekeeping, removing trash and litter and performing exterior repairs, replacing interior and exterior light bulbs, performing apartment inspections, filter changes, and any other tasks as needed.
· Assist the Maintenance Supervisor by preparing vacant apartments for move-in; performing preventive maintenance to ensure building systems operate efficiently; maintain the inventory of supplies, tools and equipment; and perform all other duties as assigned.
· Assist the office staff by distributing notices and interacting with residents, prospective residents, and vendors in a professional, courteous, and respectful manner.
Qualifications:
· General apartment maintenance and/or grounds experience.
· A valid driver's license and reliable transportation to respond to on-call emergencies, when needed.
· A high school diploma or equivalent and/or all certifications as required by State and Local jurisdictions.
· Strong customer service mindset and pride in your work: Ability to work independently while being a reliable team player. Comfortable working in a fast-paced environment and prioritizing tasks.
· Physical & Technical Requirements: Ability to lift up to 60 lbs and work indoors/outdoors year-round and the ability to climb stairs and ladders. Experience using hand and power tools.
· Background check required.

The Compensation and Benefits for this position include:
- Starting at $22.50/HR
