Altus Management Group is seeking a skilled, dependable, and team-oriented Make Ready Maintenance Technician to join our Lubbock team — covering two multifamily communities, Bentwood Apartments and The Bend Apartments.
The make-ready technician is the last person in a unit before a new resident calls it home. That matters. A clean paint line, a fixed faucet, a spotless kitchen — those details are the difference between a resident who feels valued on move-in day and one who does not. COMPENSATION
- Starting rate: $16.00 per hour
- Full-time position — 40 hours per week
- One position covering two Lubbock communities
YOUR TWO COMMUNITIES
Bentwood Apartments — Lubbock, TX | 200+ Units | Primary Community
Bentwood is your anchor community. A larger multifamily property with a steady volume of unit turns that requires a make-ready technician who moves with urgency, works clean, and delivers consistent quality on every single unit. This is where the bulk of your make-ready work will be focused.
The Bend Apartments — Lubbock, TX | 64 Units | Secondary Community
Smaller in size but equal in standard. The Bend receives the same quality, urgency, and attention as Bentwood. Every unit turned here gets your best work, every time — no exceptions.

Make-ready work is physical, hands-on, and detail-oriented — and it takes a certain kind of person to do it well day after day. We are not just looking for someone with the technical skills to turn a unit. ROLES & RESPONSIBILITIES
Painting & Finishing
- Paint interior walls, ceilings, trim, and doors to community presentation standards
- Prepare all surfaces properly — patch, sand, and prime before applying paint
- Apply consistent, clean, and professional finishes on every unit turned
- Touch up paint on occupied units and common areas as needed throughout both properties
Unit Turns & Make-Ready
- Complete vacant unit turns within 3 to 6 days of resident move-out at both communities
- Follow the make-ready checklist from start to finish on every unit without shortcuts
- Ensure every unit is fully rent-ready, clean, and move-in ready before inspection
- Assist with move-in and move-out unit inspections as scheduled
General Repairs
- Perform minor plumbing repairs including faucets, running toilets, and supply lines
- Handle basic electrical repairs including light fixtures, switches, and outlets
- Complete minor carpentry repairs on doors, trim, cabinet hardware, and closet components
- Patch and repair drywall to a smooth, clean, paint-ready finish
Cleaning & Unit Preparation
- Deep clean all vacant units including appliances, bathrooms, kitchens, and all surfaces
- Clean windows, blinds, light fixtures, ceiling fans, and baseboards before move-in
- Remove all debris and ensure units are spotless prior to inspection and move-in
- Support common area cleaning and upkeep across both communities as needed
Curb Appeal & Grounds
- Support exterior appearance and common area upkeep at both Bentwood and The Bend
- Pick up trash, remove debris, and help maintain a clean and welcoming property presentation
- Assist with light landscaping tasks and exterior touch-ups as directed
- Report any exterior maintenance concerns to the Maintenance Supervisor promptly
Teamwork & Communication
- Work closely with the Maintenance Supervisor and Community Director on a daily basis
- Communicate unit status, supply needs, and any issues clearly and promptly to leadership
- Support fellow team members and actively contribute to a positive work environment
- Approach every task with a great attitude, a strong work ethic, and a willingness to help
WHAT YOU BRING
- Hands-on make-ready or general maintenance experience — required
- A great attitude and genuine team-player mentality — this is non-negotiable
- Strong painting skills — clean lines, proper surface preparation, and consistent finish quality
- Basic plumbing knowledge including faucets, toilets, and supply line repairs
- Basic electrical knowledge including light fixtures, switches, and outlet replacements
- Minor carpentry and drywall patching experience
- Ability to work efficiently and with urgency without sacrificing quality or attention to detail
- Ability to lift 50 pounds and work on your feet throughout the full work day
- Reliable, punctual, and consistent — your team and your communities count on you showing up
- Valid driver's license and reliable transportation
