Owner's Representative (Part-Time / As Needed)
Terminal One Motor + Yacht Club – Seattle, WA
Position Summary
Cantera Development Group is seeking an experienced construction professional to serve as the Owner's Representative for the Terminal One Motor + Yacht Club development in Seattle. This is a part-time, field-based position intended to provide independent oversight on behalf of the Owner throughout construction. The project is scheduled to start on August 25th, 2026 and expected to last approximately 4 years.
The Owner's Representiveative will serve as the Owner's "eyes and ears" on the jobsite, monitoring construction progress, quality, safety, and overall execution. The role is not intended to replace the General Contractor's project management responsibilities, nor is it responsible for contract administration, budgeting, scheduling, or day-to-day construction management. Instead, the position provides an experienced, independent assessment of whether the project is being built in accordance with the plans, specifications, contracts, approved schedule, and established quality expectations.
The Owner is based in Chicago and will visit the project approximately once per month. The Owner's Representative will provide regular site observations, communicate key issues, and help ensure that the Owner remains well informed between visits.
Time Commitment
- Typically one to two site visits per week.
- Additional visits as required during critical construction activities.
- Attendance at weekly Owner/Architect/Contractor meetings
- Flexible schedule based on project needs.
Primary Responsibilities
- Serve as the Owner's on-site representative during construction.
- Conduct regular site observations to evaluate construction progress.
- Verify that work generally conforms to the approved plans, specifications, and contract documents.
- Observe workmanship and overall quality of construction.
- Monitor whether the General Contractor is maintaining the project schedule and sequencing work efficiently.
- Identify potential issues before they become significant problems and promptly communicate observations to the Owner.
- Attend progress meetings and provide independent feedback to the Owner.
- Review site logistics, safety practices, organization, and overall project execution.
- Document observations through written reports and photographs.
- Coordinate with the Owner regarding upcoming milestones, inspections, and critical decisions requiring Owner involvement.
- Assist the Owner during monthly site visits by providing current project status and highlighting important issues.
This Position Is Not Responsible For
- Managing the General Contractor.
- Directing subcontractors or field personnel.
- Negotiating or administering construction contracts.
- Preparing or managing project budgets.
- Processing pay applications or change orders (except providing observations when requested).
- Performing scheduling or project management duties on behalf of the General Contractor.
- Assuming responsibility for means and methods of construction.
Qualifications
- Minimum 15 years of commercial construction experience.
- Previous experience as a Commercial Superintendent on ground-up commercial, industrial, hospitality, mixed-use, or similar production-oriented projects.
- Thorough understanding of construction sequencing, quality control, and field operations.
- Ability to recognize deviations from construction documents and accepted industry practices.
- Strong communication and written reporting skills.
- Proficiency with digital photography and basic reporting software.
- Ability to work independently with minimal supervision.
- Experience working collaboratively with owners, architects, engineers, and general contractors.
- Familiarity with tilt-up concrete, structural steel, site development, and complex building systems is preferred.

Pay: $50.00 - $150.00 per hour
