Job Overview
A full-time condominium maintenance technician in Florida ensures that common elements, tropical landscaping, recreational amenities, and coastal building systems operate safely, cleanly, and in compliance with Florida DBPR rules. Key duties include resolving daily work orders, managing heavy moisture-preventative building upkeep, maintaining lawn and landscaping, and executing routine common-area repairs under the direction of the Community Association Manager. This role requires mandatory on-call availability to handle after-hours property emergencies with a strict 30-minute on-site response time.

- Maintain detailed records of maintenance activities, repairs performed, and parts used in maintenance management systems.
- Lead or assist with construction projects or upgrades related to building infrastructure when required.
Requirements
- High school diploma or GED equivalent required.
- 2+ years of experience in building maintenance, landscape management, or construction trades. (condo or apartment preferred)
- Proficient with landscaping equipment.
- Solid fundamental knowledge light mechanical, electrical and plumbing upkeep.
- Ability to diagnose issues accurately and perform repairs efficiently under minimal supervision.
- Strong communication skills with leadership qualities to coordinate tasks effectively.
- Ability to stand for extended periods, climb extension ladders, and safely lift/carry up to 50 lbs.
- Valid Florida Driver's License and clean driving record with the ability to meet a 30 minute emergency response time.
- A valid certified apartment maintenance technician credential.
- Must pass a comprehensive background check and drug screening.
