Job Summary
We are seeking a motivated, organized, and proactive Assistant Property Manager to join our team. In this dynamic role, you will work closely with leadership to oversee daily residential operations, maximize revenue, and maintain high standards of excellence. The ideal candidate will balance administrative precision—such as handling MLS listings, lease preparation, and tenant screenings—with hands-on property management, including physical inspections, vendor coordination, and lease enforcement.
Key Responsibilities
- Leasing, Marketing & Market Analysis
- Input and manage residential lease listings accurately within the MLS.
- Advertise vacant properties across various digital platforms, websites, and social media channels.
- Monitor local rental rates and market trends to optimize occupancy and maximize revenue.
- Efficiently manage utility turn-on and turn-off schedules during the property make-ready phase.
- Act as a primary point of contact, handling tenant inquiries, requests, and complaints in a timely, professional manner.
- Screen tenant applications thoroughly and prepare property leases in accordance with regulations.
- Oversee the lease enforcement process: approve prospective applications, issue proper legal notices, manage evictions, and impose/collect late fees or other allowable charges per lease terms.
- Maintenance Coordination & Property Inspections
- Perform initial triage and screening of tenant maintenance issues, assigning tasks to appropriate vendors.
- Follow up with residents post-repair to ensure work is completed to their satisfaction.
- Conduct regular physical property inspections to ensure buildings and grounds meet established safety, cleanliness, and aesthetic standards.
- Operations & Local Travel
- Complete routine local travel as needed for bank deposits, property checks, delivering signs, or other daily operational requirements.
Skills & Qualifications
- Licensing: Active Texas Real Estate License is strongly encouraged (or the ability to obtain one). Annual MLS/association dues are fully paid by the company.
- Experience & Industry Knowledge: Proven experience in Real Estate and/or Property Management. Solid understanding of leasing processes, fair housing, and contract management principles.
- Technical Savvy: Proficiency in using a Computerized Property Management System (e.g., AppFolio) alongside standard office software for reporting and record-keeping.
- Language/Culture: Bilingual abilities and cultural competence are highly desirable.
- Soft Skills: Outstanding communication and conflict resolution skills, and the ability to multitask effectively.
- Ability to routinely push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently.
- Ability to lift or maneuver up to fifty (50) pounds with assistance.
- Ability to conduct physical walking inspections of the property grounds, stairs, and buildings.

Pay: $46,000.00 - $52,000.00 per year
