Job Overview
We are seeking a high-performing Real Estate Financial Analyst to produce lender- and investor-ready investment disclosure materials on our behalf at the property level. In this role, you will translate broker-provided requirements and internal deal data into accurate financial models and defensible assumptions, validate deal economics using supporting documentation and cost analysis, and deliver investment-grade deal packages that brokers and lenders can underwrite with confidence.
Base Responsibilities
- Build and maintain property-specific underwriting/financial projection models (proforma cash flow and returns) that support deal economics.
- Develop and refine property-level data to ensure deal underwriting stays aligned with investment criteria.
- Validate model outputs and ensure the deal/disclosure package is complete so investors and underwriters can underwrite with confidence.
- Prepare clear, decision-ready reporting tied to key underwriting metrics, investment conclusions, and internal success metrics.
Supplemental responsibilities
- Build investor/broker deal disclosure packages for each property, including:
- Property-specific financial models
- Images/visuals that support the deal narrative
- Itemized renovation/improvement statements (line-item scope and costs)with totals that reconcile to the financial model
- Due diligence compilation, including property documents such as inspection reports , surveys, and other supporting materials as applicable
- Tax cost modeling: incorporate relevant capital gains/tax costs into underwriting model outputs per deal package requirements
- Assess and validate all potential deals in our pipeline by:
- Reviewing deal inputs
- Testing assumptions and modeling the impact of those assumptions to evaluate feasibility
- Reconciling financials to supporting documentation and confirming the deal meets investment criteria
- Ensuring the underwriting proposal is defensible , coherent, and consistent with investor criteria
- Manage execution to prepare 5–6 deals per month , including:
- Prioritizing pipeline opportunities
- Running package checklists for completeness
- Ensuring consistent formatting, labeling,and version control
- Producing timely updates in response to broker /investor requests
- Perform document and data quality control to reduce resubmissions, ensuring figures matchacross:
- Financial models
- Renovation/cost statements
- Due diligence exhibits
- Lender/investor submission requirements
Duty Breakdown
- Conduct thorough financial analysis of real estate assets, including cash flow analysis,profit & loss assessments, and valuation models .
- Develop and maintain complex financial projections models using Excel (including advanced features), and optionally tools such as VBA, Power BI, and other financial software.
- Utilize SQL, Tableau, and data visualization techniques to collect, analyze, and present large datasets for decision-making.
- Prepare detailed financial reports interpreting key metrics such as ROI, IRR, and (as applicable ) cap rates for internal stakeholders.
- Collaborate with cross-functional teams togather data from ERP systems (e.g., Hyperion)and other accounting systems supporting budgeting and forecasting.
- Assist with strategic planning by analyzing markets trends, relevant accounting/policy considerations, and other investment insights.
- Support cost accounting initiatives by analyzing expenses related to property management and development projects.
Skills
- Proficiency in Microsoft Excel/Numbers, including advanced skills in pivot tables, data analysis tools , financial modeling, and data visualization .
- Experience using SQL for data collection /manipulation; familiarity with PowerBI is a plus.
- Strong understanding of corporate accounting principles and financial statement interpretation (and familiarity with standards relevant to your deals).
- Knowledge of ERP systems such as Hyperion or similar platforms used for financial planning and analysis.
- Expertise in quantitative financial analysis:cash flow modeling, forecasting techniques,and profitability assessments.
- Strong ability to apply financial concepts (P&L,budgeting, cost accounting) to real estate underwriting and performance scenarios.
- Excellent data collection and organization skills with a strategic mindset for underwriting and investment grade analysis.
Qualifications
- Education: Bachelor’s degree in Finance,Accounting, Economics, Real Estate, or a related field (or equivalent experience).
- Experience: 2–5+ years in real estate finance,underwriting, investment analysis, or FP&A with direct experience building/maintaining financial models and developing assumptions.
- Modeling: Advanced proficiency in Excel/ Numbers with strong financial modeling skills, including pro formas, scenario and sensitivity analysis, and model integrity/error-checking.
- Underwriting Skills: Ability to translate deal inputs into underwriting conclusions using defensible assumptions and underwriting logic.
- Financial Acumen: Strong understanding of financial statements and real estate cash flow mechanics ; comfort analyzing P&L, NOI,valuation/returns, and (as applicable)lender/investor metrics.
- Data & Automation (Preferred): Experience with SQL and reporting tools such as Power BIand/or Tableau; familiarity with VBA is a plus.
- Document/Submission Readiness: Provenability to produce complete, organized, third-party-ready disclosure packages with strong attention to detail.
- Quality & Throughput: Demonstrated ability to manage multiple deals, meet deadlines, and reduce rework through strong version control and data quality control.
- Communication: Clear written and verbal communication to explain assumptions, risks,and investment conclusions to brokers /investors.
