ADU Sales & Estimating Project Manager

Compensation: $55,000–$150,000+ per year | Base Salary + Uncapped Commission
Fadox Construction is seeking a highly motivated ADU Sales & Estimating Project Manager to help grow our ADU, addition and residential construction business throughout San Diego County.
This is not a traditional estimating position where projects are simply handed to you to price.
We are looking for someone with strong construction knowledge who can develop accurate project budgets, prepare professional proposals, meet with prospective clients, close projects and actively help generate new business.
The ideal candidate is someone who understands residential construction and enjoys both the technical side of estimating and the business-development side of construction.
For the right person, this position offers significant earning potential through a combination of base salary and uncapped performance-based commission.
What You’ll Do
Estimating & Preconstruction
- Review architectural, structural, civil, MEP and Title 24 plans for ADUs, additions and residential projects.
- Develop accurate and competitive construction budgets.
- Perform quantity takeoffs and develop detailed scopes of work.
- Solicit and evaluate subcontractor and supplier pricing.
- Identify missing scope, potential change-order exposure and construction risks before submitting proposals.
- Establish appropriate allowances, exclusions and specifications.
- Prepare professional proposals and deliver estimates in a timely manner.
- Work with management to ensure projects are priced to achieve company profitability goals.
Sales & Business Development
- Meet with homeowners, investors and other prospective clients.
- Present proposals and confidently explain project scope, pricing, schedule and construction approach.
- Consistently follow up on outstanding proposals and opportunities.
- Help convert company-generated leads into signed construction contracts.
- Actively develop new ADU and residential construction opportunities.
- Build relationships with architects, designers, engineers, real estate professionals, investors, developers and other referral partners.
- Develop creative strategies for generating new ADU and residential construction business.
- Maintain an organized sales pipeline and provide regular updates on active opportunities.
Project Management
- Help transition awarded projects from estimating into construction.
- Maintain a clear understanding of the original project budget and scope.
- Coordinate with subcontractors, vendors and field personnel as needed.
- Monitor project costs and help protect the estimated gross margin.
- Maintain strong communication with clients throughout the project.

The right candidate should be comfortable working independently and taking ownership of opportunities from the initial conversation through estimating, proposal presentation and contract execution.
Preferred qualifications include:
- Experience estimating residential construction, ADUs, additions, remodeling or ground-up construction.
- Strong ability to read and understand architectural and construction plans.
- Understanding of residential construction sequencing, subcontractor scopes and material costs.
- Experience preparing construction budgets and proposals.
- Strong communication and client-facing skills.
- Sales or business-development experience within construction is highly desirable.
- Existing relationships with architects, designers, real estate professionals, developers or investors are a major plus.
- Strong organizational and follow-up skills.
- Comfortable being held accountable for both estimating performance and sales results.
Compensation
This position is designed to reward performance.
Base Salary: Starting around $55,000 per year, depending on experience.
Plus Uncapped Commission based on construction business successfully sold and collected.
Additional commission opportunities are available for projects and relationships personally generated by the employee.
A strong performer should have the opportunity to earn $90,000–$150,000+ annually, with no artificial ceiling on earnings for someone who consistently generates and closes profitable business.

Our work includes ADUs, additions, residential construction, remodeling, water damage reconstruction and other construction projects.
