Job Title: Maintenance Director - Assisted Living
Job Overview: The Maintenance Director for Assisted Living is responsible for ensuring the safe, efficient, and effective operation of all facilities, equipment, and systems within the assisted living community. This role involves managing maintenance staff, coordinating with other departments, utilizing TELS (The Emergency Life Safety) software for preventive maintenance and compliance tracking, and actively participating in hands-on maintenance work. The Maintenance Director will ensure a safe, comfortable, and well-maintained environment for residents, staff, and visitors.
Key Responsibilities:
Leadership and Management:
· Supervise and manage a team of maintenance technicians and staff.
· Provide training and development opportunities for the maintenance team.
· Conduct regular performance reviews and provide constructive feedback.
· Lead by example, participating in hands-on maintenance tasks alongside the team.
· Maintenance Operations:
· Develop and implement preventive maintenance programs using TELS to ensure the longevity of equipment and facilities.
· Schedule and oversee routine maintenance and repairs of machinery, equipment, and building systems.
· Perform maintenance and repair tasks as needed, demonstrating strong technical skills and knowledge.
· Ensure that all maintenance activities comply with safety regulations and company policies.
Budgeting and Cost Control:
· Prepare and manage the maintenance department budget.
· Monitor and control maintenance costs, seeking cost-saving opportunities without compromising quality and safety.
· Approve and oversee the purchase of maintenance supplies, tools, and equipment.
· Project Management:
· Plan and coordinate maintenance projects, including renovations, installations, and upgrades.
· Collaborate with other departments and external contractors to ensure projects are completed on time and within budget.
· Conduct inspections to assess project progress and quality of work.
Compliance and Safety:
· Ensure compliance with all local, state, and federal regulations regarding maintenance and safety standards.
· Utilize TELS software to track compliance, safety inspections, and preventive maintenance schedules.
· Develop and implement safety protocols to protect staff and ensure a safe working environment.
· Maintain accurate records of maintenance activities, inspections, and safety incidents.
· Communication and Collaboration:
· Serve as the primary point of contact for maintenance-related issues and concerns.
· Collaborate with other departments to address maintenance needs and support operational efficiency.
· Provide regular updates to senior management on maintenance activities, challenges, and achievements.
Qualifications:
· Proven experience in maintenance management or a similar role within an assisted living or healthcare environment.
· Strong leadership and team management skills.
· Excellent knowledge of maintenance procedures, equipment, and safety regulations.
· Ability to develop and manage budgets effectively.
· Strong project management and problem-solving skills.
· Excellent communication and interpersonal skills.
· Proficiency in maintenance management software, specifically TELS.
· Hands-on experience and technical skills in maintenance and repair work.
· Relevant certifications or degrees in engineering, facilities management, or a related field are preferred.
Work Environment: The Maintenance Director typically works in an office within the facility but also spends a considerable amount of time in various locations of the community to oversee and perform maintenance activities. This role may require working outside of regular business hours to address emergencies or coordinate maintenance projects.
