The Maintenance Porter is responsible for maintaining the cleanliness, appearance, and overall condition of the Riverwalk community. This position works closely with the Property Manager and Superintendent(s) to ensure all common areas, amenities, grounds, and vacant apartments are maintained to the highest standards while providing residents with a clean, safe, and welcoming environment.
Essential Duties & Responsibilities
Responsibilities include, but are not limited to:
Building Maintenance & Cleaning
- Clean and maintain all interior common areas, including:
- Hallways
- Lobbies
- Elevators
- Stairwells
- Corridors
- Mail rooms
- Package rooms
- Clean and sanitize all amenity spaces, including:
- Fitness Center
- Clubhouse
- Resident Lounges
- Business Center
- Conference Rooms
- Pool Area and Associated Facilities
- Patio and Grilling Stations
- Clean and sanitize all public restrooms.
- Dust, sweep, mop, vacuum, and disinfect common areas as needed.
- Remove cobwebs, fingerprints, smudges, and debris from walls, doors, windows, and other surfaces.
- Clean interior and exterior glass as assigned.
- Report any damaged or unsafe conditions to management immediately.
Grounds Maintenance
- Perform daily inspections of the property grounds.
- Remove litter and debris from sidewalks, parking lots, landscaped areas, courtyards, garages, and building entrances.
- Empty exterior trash receptacles.
- Empty and maintain pet waste stations.
- Clean and maintain the dog park.
- Maintain the cleanliness of the parking garage.
- Assist with snow and ice removal as directed.
- Keep dumpster and trash enclosure areas clean and organized.
Trash & Recycling
- Assist Superintendents with daily trash and recycling removal.
- Maintain cleanliness of trash rooms and dumpster areas.
- Clean spills and improperly disposed trash.
- Report repeated trash violations to management.
- Replace trash liners in common area receptacles as needed.
Apartment Turnovers
- Assist Superintendents with preparing apartments for new residents.
- Clean vacant apartments after maintenance work has been completed.
- Remove debris from apartments.
- Vacuum, sweep, mop, and clean kitchens and bathrooms.
- Assist with final apartment touch-ups prior to move-in.
General Maintenance Assistance
- Assist maintenance staff with non-technical tasks as directed.
- Move furniture, appliances, and supplies as needed.
- Stock janitorial supplies and notify management when inventory is running low.
- Assist with community events by setting up and breaking down tables, chairs, and equipment.
- Perform other duties as assigned by the Property Manager or Superintendent.
Position Requirements
- Ability to lift up to 50 pounds.
- Ability to stand, walk, bend, climb stairs, and perform physical labor throughout the workday.
- Ability to work indoors and outdoors in varying weather conditions.
- Strong attention to detail.
- Dependable with excellent attendance.
- Ability to work independently while also functioning as part of a team.
- Previous porter, janitorial, custodial, or maintenance experience is preferred but not required.

- Maintain a clean, safe, and professional appearance throughout the community.
- Complete assigned daily tasks in a timely and efficient manner.
- Demonstrate professionalism and courtesy when interacting with residents, guests, vendors, and coworkers.
- Promptly communicate maintenance issues, safety concerns, or property deficiencies to management.
- Take pride in maintaining Riverwalk to the highest standards of cleanliness and presentation.
Pay: $20.00 per hour
