Position Overview
As a Multi-Site Rotation Technician, you will be the primary responder for tenant maintenance requests and immediate property needs across our multi-family portfolio in Colorado Springs.
The ideal candidate is a mobile, agile problem-solver who excels at addressing lived-in unit repairs and maintaining the high standards of our community common areas. You are a self-starter with a strong sense of ownership and a commitment to providing exceptional, timely service to our residents.
Key Responsibilities
- Tenant Service Requests: Respond promptly to daily maintenance requests from residents to address issues such as minor leaks, hardware damage, and fixtures in occupied units.
- Maintenance & Repairs: Perform light repairs including basic plumbing (faucets, toilets), electrical (switches, fixtures), general appliance troubleshooting, carpentry, and touch-up painting.
- Property Rotation: Travel efficiently between Colorado Springs portfolio locations to address immediate property needs and ensure all sites meet Hello Management’s gold standards.
- Preventative Maintenance: Execute scheduled tasks to ensure equipment longevity, including replacing HVAC filters, testing smoke/CO detectors, and swapping batteries or bulbs.
- Grounds & Safety: Maintain property cleanliness and safety by performing janitorial duties as needed, including trash removal, common area cleaning, and seasonal snow/ice removal to navigate Colorado winters safely.
- Digital Documentation: Maintain accurate digital records by utilizing our company mobile software to log hours, update work orders in real-time, and document materials used.
- Professionalism & Safety: Uphold a professional, courteous demeanor when interacting with residents in their homes. Strictly adhere to all safety protocols and regulations to maintain a safe working environment.
Qualifications
- Experience: Proven experience in general residential maintenance, multi-family housing, or a similar "handyman" service role.
- Technical Skills: Solid knowledge of general plumbing, electrical, drywall, and carpentry repairs.
- Problem Solving: Ability to troubleshoot maintenance issues in occupied spaces and perform repairs efficiently with minimal disruption to residents.
- Communication & Tech Savvy: Excellent interpersonal skills with the ability to interact professionally with residents. Must be proficient with smartphones/apps for real-time communication and work order tracking.
- Physical Stamina: Dexterity to perform physical tasks that require bending, lifting (up to 50 lbs), climbing ladders, and operating equipment.
- Mobility: Valid driver’s license, a clean driving record, and reliable transportation equipped to handle local travel between properties (including winter weather conditions).
Education & Requirements
- High School diploma or equivalent.
- Vocational/technical training or CAMT certification is a plus, but not required.
- Pre-Employment Screening: Must successfully pass a comprehensive background check prior to employment.
