Position: Skilled Tradesman - Electrician
Reports to: Executive Director
Classification: Full-Time, Fair Labor Standards Act (FLSA) Non-Exempt Hourly
General Statement of Duties:
The Electrician is responsible for installing, maintaining, troubleshooting, and repairing electrical systems and equipment throughout housing properties. This position helps ensure safe, reliable, and code-compliant electrical service for residents while supporting preventative maintenance, emergency repairs, unit turnovers, and modernization projects.
Requirements:
- Dependable transportation to work Monday-Friday, 8 AM- 5 PM.
- Must pass pre-employment criminal background check and drug screening, and have required documentation of legal presence to work in the U.S.
Essential Duties and Responsibilities
- Install, maintain, troubleshoot, and repair electrical systems in residential buildings and common areas.
- Diagnose electrical problems using testing equipment and perform necessary repairs.
- Install and replace wiring, outlets, switches, circuit breakers, lighting fixtures, panels, and related electrical components.
- Perform preventative maintenance on electrical systems to minimize service interruptions.
- Respond promptly to emergency electrical service calls.
- Prepare vacant units for occupancy by completing electrical inspections and repairs.
- Ensure all work complies with applicable electrical codes, safety regulations, and agency policies.
- Maintain accurate records of work performed, materials used, and service requests.
- Coordinate with other maintenance staff and contractors as needed.
- Maintain tools, equipment, and work vehicles in a safe and organized condition.
- Provide courteous and professional service to residents while working in occupied units.
- Perform other maintenance-related duties as assigned.
- Knowledge of common hand tools used in building and equipment maintenance work
- Certifications preferred but not required.
- Good physical condition (ability to lift moderately heavy loads up to 70 lbs., to dig trenches, to climb ladders, withstand the outdoor heat/cold, bend, kneel, climb, tolerate small spaces, etc.)
Minimum Qualifications
- High school diploma or GED.
- Journeyman Electrician license or equivalent certification preferred (as required by state or local regulations).
- Minimum of three years of experience in residential or commercial electrical maintenance.
- Knowledge of the National Electrical Code (NEC) and local building codes.
- Ability to read blueprints, wiring diagrams, and technical manuals.
- Valid driver's license with an acceptable driving record.
- Ability to successfully pass a background check and other pre-employment requirements.
Knowledge, Skills, and Abilities
- Strong troubleshooting and diagnostic skills.
- Knowledge of electrical safety practices and lockout/tagout procedures.
- Ability to prioritize multiple work orders and respond effectively to emergencies.
- Excellent customer service and communication skills.
- Ability to work independently and as part of a maintenance team.
- Basic computer skills for completing work orders and maintenance records.
Physical Requirements
- Ability to lift up to 50 pounds.
- Ability to climb ladders, work in confined spaces, and perform physically demanding tasks.
- Ability to stand, bend, kneel, reach, and work indoors and outdoors in varying weather conditions.

Salary: $25.00 - $28.00 per hour
Schedule:
- 8-hour shift
- Monday to Friday
