Overview
Greenlight Valuation is hiring a Certified Residential Appraiser in the Houston market.
We are building a modern appraisal company with a strong front office, trained data entry support, current appraisal technology, internal quality control, and leadership that understands the appraisal process.
This role is for an appraiser who wants to produce quality reports, communicate well, hit deadlines, and be part of a growth-minded team. You will not be left on an island. Greenlight provides an in-house front office team, trained data entry assistants, appraising technology, and a QC process designed to help you deliver credible reports on time.
We are bullish on where the appraisal profession is going. With the right appraisers, support team, technology, and marketing/production machine, we believe there is a real opportunity to build something special.
This is not a “do whatever you want whenever you want” position. There will be expectations. We care deeply about on-time delivery, quality, communication, professionalism, and being receptive to feedback.
What You’ll DoScheduling & Inspections
You will schedule inspections promptly and professionally. Inspections should be scheduled within 24 hours of assignment whenever possible.
If you show promise and perform well, there may be additional revenue-generating opportunities through trainee utilization and team-based production.
Greenlight provides structured trainee onboarding and field-support resources, so trainee development is not placed solely on the supervisory appraiser. We want strong appraisers to earn more, increase capacity, and still maintain quality.
You will also upload the complete inspection package in a timely manner, including photos, labels, sketch/measurements, and field notes.
Analysis & Report Completion
You will select comparable sales and listings, analyze competing and neighborhood market data, develop credible adjustments, reconcile value, and ensure the report is supportable and compliant.
Greenlight provides support tools, templates, data entry assistance, and training resources. You remain the signing appraiser and are responsible for credible results, compliance, and professional judgment.
Communication & Professional Standards
You will provide proactive updates throughout the order process, including scheduling, inspection status, analysis progress, QC readiness, and any issues that may affect delivery.
We are relationship-driven. Clients want fewer surprises, clear communication, reliable turn times, and confidence that the assignment is being handled professionally.
How Support Works at Greenlight
You are not doing everything alone. Our team is built to support production, quality, and communication.
Front Office Team
Order intake, client communication, status updates, document management, and administrative support.
Data Entry Assistants
Trained support staff to help with report setup, form population, document formatting, exhibit assembly, MLS/assessor imports where available, and other non-appraiser judgment tasks.
Technology Stack
We are actively using and evaluating modern appraisal tools to improve speed, accuracy, consistency, and training. We expect appraisers to be open to better ways of working.
Internal QC Process
Reports are reviewed internally by multiple appraisers within our organization. The goal is not to nitpick. The goal is to protect client relationships, reduce revisions, improve quality, and help everyone get better.
Performance Expectations
Greenlight is a high-support environment, but it is also a high-accountability environment.
We care about:
On-Time DeliveryReports must be delivered on time. Our internal QC deadline is 24 hours before the client due date whenever possible.
Quality ReportsReports should be credible, well-supported, clearly communicated, and consistent with client/lender expectations.
Internal ReviewReports will go through internal QC and may be reviewed by multiple appraisers within the organization.
Receptiveness to FeedbackWe are looking for appraisers who want to improve. If feedback makes you defensive, this probably is not the right fit.
CommunicationProactive communication is required. We expect consistent updates, quick responses, and early notice when there is a potential issue.
Immediate concerns include ethics/USPAP issues, license standing problems, repeated compliance errors, poor communication, or late reports without a documented client extension or valid reason.
Compensation
Our goal is simple: we want the right appraiser to make more money per hour than they are making right now.
We have built a production model where strong appraisers can benefit from better support, better workflow, better technology, and eventually more revenue-generating opportunities through trainee utilization and team-based production.
If you bring your own client relationships or work into Greenlight, we will compensate you for that as well. You will still receive the full benefit of our front office, data entry support, technology, QC process, and production systems, and we will pay a premium on work you bring in. The goal is for that structure to make it very likely you earn more per hour than you would handling the same work completely on your own.
Specific compensation structure will depend on experience, role fit, production capacity, quality, client source, and whether the relationship is structured as contract or employee.
Volume
We can provide case studies to give you a realistic idea of how volume may develop.
It may take time to get fully up and running. In some cases, we may start with lower-fee clients to get the ball rolling, build momentum, prove the workflow, and create a foundation for better long-term opportunities.
We are confident in our marketing and production machine, but this is still a professional relationship with expectations on both sides. The right appraiser will see the bigger picture and help us build something that compounds over time.
Requirements
- Certified Residential Appraiser in Texas
- FHA eligible
- No lender, AMC, or regulatory blacklists
- License in good standing
- Houston market competency
- Strong understanding of USPAP and lender/client requirements
- Reliable scheduling and deadline discipline
- Strong communication skills
- Willingness to use team-based workflow, data entry support, internal QC, and appraisal technology
- Receptive to feedback and committed to quality
- Proficiency with common appraisal software and tools preferred
