Responsibilities
- Manage all aspects of property operations, including leasing, rent collection, and tenant relations to maximize occupancy and revenue.
- Oversee property maintenance and facilities management to ensure the storage units and common areas are clean, safe, and well-maintained.
- Utilize property management software such as Yardi or OneSite to perform data entry, leasing transactions, and reporting accurately.
- Enforce lease agreements and legal compliance with Fair Housing regulations, landlord-tenant law, Section 8 policies, and other relevant legal standards.
- Conduct property inspections and coordinate repairs or maintenance issues with vendors or maintenance staff.
- Handle customer inquiries via phone or in person with professional phone etiquette and exceptional customer service skills.
- Upsell storage units or related services to prospective tenants while maintaining positive relationships with current clients.
- Prepare contracts, review legal documents related to leasing agreements, and manage conflict resolution efficiently.
- Maintain organized filing systems for tenant records, legal documents, and maintenance logs in accordance with company policies.
- Support administrative functions such as data entry, filing, conflict management, and office administrative tasks to ensure smooth daily operations.
Skills
- Strong knowledge of property management software including Yardi and OneSite for efficient operations.
- Experience with LIHTC (Low-Income Housing Tax Credit), Section 8 housing programs, or similar housing assistance initiatives is a plus.
- Familiarity with landlord-tenant law, Fair Housing regulations, contracts negotiation, and legal administrative processes.
- Proven ability in sales techniques for upselling storage units or additional services to customers.
- Excellent conflict management skills to handle tenant disputes professionally and effectively.
- Background in real estate administrative experience combined with office experience in facilities management or property leasing.
- Exceptional customer service skills complemented by professional phone etiquette and relationship management capabilities.
- Knowledge of CMMS (Computerized Maintenance Management System) tools for tracking maintenance requests and facility upkeep.
- Ability to perform data entry accurately while managing filing systems for legal documents and tenant records.
