DESCRIPTION
SLR is seeking an ideal team player who is an ambitious registered architect with 8-15 years’ experience as a Project Architect. StreetLights’ position of Project Manager for Architecture is a licensed professional who manages and coordinates all project efforts in order to ensure effective execution of the architecture services, prepares strategic plans, and serves as primary architectural team member for SLR’s cross functional Design-Build delivery team. This project leader estimates scope of work, develops work plans, models, and construction documents while overseeing less experienced associate project managers, modelers, and drafters.
The Project Manager has at least eight years of related experience as a Project Architect. The PM participates in the conceptual/schematic design process while providing full architectural, engineering, and regulatory support through the entire project. PMs liaise with the project’s other design professionals, other architects, and other consultants. The PM develops and represents the lead technical viewpoint on projects, coordinating with the project Director and department head on appropriate technical solutions and product strategies.
RESPONSIBILITIES

Architecture and Interior Architecture content creation consistent with the directions of the project Director, Vice President, and the SLR Design Guidelines and Product Guidelines

As a registered architect, the Project Manager is responsible for the coordination, and day-to-day administration of the architecture services and creation of the Instruments of Service.

Responsibility and participation in SLR’s Design-Build project management methodology for delivery of the architecture services and contract deliverables. Using agile or Lean processes, the Design-Build team relies on leveraging a cross-functional team of financial, construction, development, and design professionals to realize quality buildings more frequently than traditional project deliveries. As the lead representative on this Design-Build team, the Architecture Project Manager is responsible for identifying architecture services tasks and is responsible for the delivery/execution of those services to complete work and advance the development.
- Responsible for the BIM execution and protocols to yield a competent set of instruments for regulatory approval, pricing, and construction.

Code research and design/documentation coordination with applicable building codes and various authorities having regulatory jurisdiction over the project.

Responsibility for project records – documentation of key decisions, meeting agenda & minutes, & regulatory & third-party review records.
- Product research/identification and product coordination with building design intent and construction documentation.
- Produce a coordinated set of Door Hardware schedules to include Interior Architecture and Portfolio’s access control requirements, that vary from project to project.

Partnering with Interior to produce a coordinated set between Architecture and Interior’s scope with MEP and all 3rd party consultants.

Responsible for the Specifications manual creation and content, using the firm’s master specifications database.

Architecture/content coordination with third-party professional’s designs and content.

Working with team members from the Development and Portfolio Management departments, developing a Critical Path Method development schedule contributing design/documentation milestones and schedule activities.
- Working with Design-Build team on Pricing and Budgeting, during Value Engineering/Cost Cutting.

Responsible for Permitting – Conventional and/or Fast-Tracked Project, and Updating/ Tracking ASIs etc.
- Administrate QA/QC Review Process internally and externally with third-party review teams.

Working under the leadership of the Project Director or Vice President, responsibility for Construction Contract Administration services, consistent with the architect’s obligations of the OA Agreement.

Tracking Lessons Learned and Change Orders etc.
- Project construction administration services, including observations and reporting as contracted, potentially working on-site.

Supervising the APM and other draftsmen.

QUALIFICATIONS

Licensed architect with 8 or more years of experience within the multifamily, mixed-use or hospitality industry as a project architect.

Demonstratable experiences as the Project Architect for private commercial development ranging from $40M to $125M. Previous experience as a PA for multifamily project types is highly valued.
- Wood frame design and experience designing/documenting Type 3 and Type 5 construction types is highly valued.
- Ability to identify goals and create work plans of immediate, short term, and long-range project goals.

Ability to create, manage, and coordinate all project documents with REVIT/BIM Software.

Possess strong communication and organizational skills.

Demonstrate ability to effectively manage workloads to meet deadlines.

A team player who possesses a positive attitude, strong work ethic, and a high level of professionalism.

Proficient in Bluebeam, Microsoft Excel, and Microsoft Project

Proficiency in Autodesk Revit and AutoCAD required. Experience with Trimble SketchUp, Adobe InDesign, Twinmotion, and/or Lumion preferred but not required.
