We are seeking an experienced full-time Superintendent to join our team and oversee the day-to-day operations of our organization. The successful candidate will be responsible for ensuring that all projects are completed on time and within budget, as well as developing and implementing policies and procedures to ensure the efficient operation of the organization. Monday - Friday 7:30 AM - 4:30PM.
Responsibilities:
I. Elevators:
1) Clean elevator motor room
2) Replace light bulbs
3) Clean elevator walls.
4) Wax/clean elevator floors.
II. Sprinkler:
1) Pressurize tank, check for leaks or lost pressure.
2) Inspect entire system from roof to basement for leaks
III. Inside Building:
1) Clean glass doors, windows, sweep and mop lobby, buff floors.
2) Replace light bulbs on stairwell and entire building.
3) Sweep and mop stairwell from roof to basement.
4) Replace batteries for smoke alarms, replace defective units.
5) Place garbage outside in accordance with Sanitation rules.
6) Clean garbage room and area.
7) Clean sidewalk and wash.
8) Check intercom and service as necessary.
9) Coordinate Exterminator/spray basement and replace mouse traps.
10) Clean public bathroom and laundry areas if any.
11) Inspect standpipe system.
IV. Vendor/Service Supplier Follow up:
1) Respond to all telephone calls from inspectors, contractors and repairmen.
2) Set up appointments and be present as needed. Notify management.
3) Answer phone and respond to tenant emails and texts, respond to individual apartment emergencies.
4) Provide access to meter readings.
V. Boiler and Pumps:
1) Inspect all boiler systems.
2) Flush down the flow switch valves to clean for proper operation.
3) Reset and adjust temperature according to weather.
4) Check hot water heater.
5) Check piping for leaks.
6) Lubricate vacuum pump.
Pay: $20.00 - $24.00 per hour
